No one has contributed more to the decay of the city of Detroit than the Moroun criminal family enterprise. Indian rd. here in Windsor is a drop in a bucket compared to the blight in Detroit. The Morouns recently settled in court with the city of Detroit for outstanding blight and inspection fees on almost 2,000 properties across Detroit. They should never be permitted to build a 2nd span.

Lots of activity in our commercial/industrial real estate market. Noticed the land next to Central Park finally sold (7+ acres). Also, a parcel at Walker and Provincial off the 401 sold.

It’s not exactly a fire sale, instead just the opposite. Two very healthy blocks along Erie Street East are for sale in what is being considered rare property listings. One is 300 Erie St. E. where the “entire block” is for sale. That’s 8.6 acres and almost 120,000 sq. ft. of industrial and commercial space. The seller locally is Re/Max Capital Diamond Realty partnered with Toronto’s Ellington Real Estate to lure GTA buyers, who have been scooping up loads of commercial properties in Windsor over the last few years. The block offers leasing income of $933,000. Businesses include First Stop Services, document shredding company, Philip Fernandes Designs Inc., a home design firm, and the large Mental Health Connections (MHC) in a one-time Windsor Utilities building. Asking price: $13.9 million. The next big parcel for sale is right across the street to the east at 400 Erie St. This is a kind of half block, also handled by the same brokers. It’s less than one acre with 25,000 sq. ft of industrial, office and restaurant with potential investment income almost $300,000 from nine leases. Businesses include law shop Colautti Landry and Bodega Wine Bar & Cellar. Asking: $2.76 million. Local broker Tammy Williams says 300 Erie is the biggest property’s she sold. “Selling an entire block is pretty cool I think,” she said. “I’ve never done anything like this in my real estate career.” She says potential investors locally and in the GTA are kicking the tires.

The lot off Central Park was supposed to house an Amazon distribution facility was it not?
Haven't heard much in the way of idea.
Building around the airport as a cargo hub was getting a big push a few years back and I for one am entirely behind that idea. Haven't seen much of anything around there since the FedEx building went up just north of airport lands.

There is/was plans for a 4 story hotel across 42 at the oddly shaped pie intersection of disputed and whatever number concession road thats right there.

CBSA and CBP are the ones that will decide that. I doubt they are going to staff the AB to the current levels (especially on the truck side) and add an entirely new complement of border agents at the GH.

Any new development off 42 has been on hold for some time pending environmental studies which I believe were recently completed. I think we'll see some activity on those lands soon.

The Amazon facility went up off of Grand Marais in that new industrial park.

Unfortunately, Huron Church Rd will still remain a truck route even after the new bridge opens. The owner of the bridge (Moroun) owns a trucking company and will likely incentivize truckers to continue using his bridge.

Consolidation of the many small and fragmented properties in that area needs to happen for more further development. This was cited back in the Glengarry-Marentette CIP released back in ~2003 while Mike Hurst was mayor.

I would imagine it was because of local opposition. And probably not for good reasons.

It would have been a bridge to nowhere. The slow growth the city had for 30 or 40 years probably didn't warrant the cost and construction of a bridge and road extension.

I was thinking most of the homes in that area were older, but I guess that's just the ones closest to Riverside.

When did it start developing? Looks like 1990s based on some of the street views.

I used to walk the Ganatchio Trail between Little River and its eastern endpoint near the site of the Rendezvous. My parents were sad when it was gone.

There has been consolidation happening. Many of the remaining homes in the block where this is going up are now owned by one company.

The area east of Riverdale really didn't start developing until about 2000.

Foundation work has begun on the second 6 story building at the Trinity Gate development on Walker road just south of provincial and the ETR tracks.
Occupation of the first building has also started (based off balcony decor at a few of the units).
The second building is the largest of the three and will contain commercial units on the ground floor.

Glad to see the progress made here.

The forest glade project just off the expressway and lauzon has the first two buildings looking as if the exterior work is wrapping up and the second two buildings are past the half way point in there structural heights .

It's been very busy in that area lately. Provincial road construction still on going. Noticed some land clearing at the corner of N Talbot and Southwood lakes blvd. More McMansions I think.

There was a proposal for a residential tower there on the north east corner a while ago, ofcoarse it was met with lots of NIMBYS complaining about increased traffic and flooding, lol. I hope they build it, we need all of the units we can get with so many people moving here.

In a year's time Windsor will have it's own Amazon Depot apparently.

"The Amazon delivery station coming to Windsor is expected to open in about one year from now.

It's being built on the site of the old Chrysler Pillette Road assembly plant near Central Avenue.
