Glassed-in French style cafe coming to the downtown

Article Courtesy of The Windsor News (http://www.windsorontarionews.com/windsor-ontario-news-real-estate.html)

A unique 100-year-old tudor style building on the edge of downtown Windsor is being converted in part to house a “European style” glassed-in café with a patio deck. The building at 691 Ouellette Ave. was likely originally a farmhouse, according to a city report,

I saw the proposal for the Huron Church one... I'm all for development and infill but this might be the first one I've seen and instantly went... ewww no thanks.

I like the Riverside/Chatham proposal too.

I came across a website for companies and builders that shows upcoming projects and their current status.
You can subscribe to them for more information on projects if you qualify (which I do not).
Even in the unsubscribed version, there are a couple things to look at. Location, dollar value and current stages.

Does the city have plans for Huron Church, once the Gordie Howe bridge is complete and so much traffic is diverted to it?

There is lots of potential once it's no longer a key artery for cross-border trucks.

Here in Hamilton the long term plans for one of the wide arterials in the east end -- Centennial Parkway -- would completely change it from being largely retail fronted by parking lots to an actual urban street with mixed uses and mid-rise residential buildings with a redevelopment of a mall built in the early 1970s (tall towers are envisioned there, by the mall's owner). It think similar planning is being done for other wide arterials though most of ours tend to be suburban, aside from the two main east-west one-way "highways" that run across the city... LRT will be instrumental in changing one of them, and the other is to be converted to two-way traffic with bike lanes. Anyway, I could envision something similar for Huron Church, Tecumseh Rd, others in Windsor.

That development on Riverside Drive could be a big catalyst for change in that neighbourhood that'll hopefully spur more development leading to the demolition of all the dilapidated homes in the area.

Unfortunately, Huron Church Rd will still remain a truck route even after the new bridge opens. The owner of the bridge (Moroun) owns a trucking company and will likely incentivize truckers to continue using his bridge.

Yup the Ambassador bridge is going nowhere. The company has been purchasing several parcels of land over the years near the bridge and has active plans to build a new truck inspection plaza in the area. The city has plans for intense beautification as they want to create a scenic"gateway" to Windsor/Canada.

Agreed. It's hideous. The site plan also includes a 1 storey repair shop/garage

Huron Church will still be a truck route, but it will be considerably less busy than it is now. The vast majority of truck traffic will use the new crossing, so the heavy volumes we see today on that street will be greatly diminished.
There is already a lot of new investment happening in that area, and it will only get better with much less truck traffic.

I agree, I think this might spur more interest in that area finally. There is so much potential for that stretch of Riverside between DT and Walkerville, with that amazing view of the river, Detroit skyline and our riverfront parks. It should really be lined with upscale condo towers just like across from Coventry Gardens further east.

There will still be a lot though. Trucks will still split between the two bridges based on crossing wait times. If Gordie Howe has a 30 minute wait and the Ambassador is at 0 minutes, you better bet trucks will be flying down Huronchurch again.

So the Marouns are continuing to maintain Matty's stance.

Are they maintaining the bridge well enough too?

I recall they also own a gas station on the Detroit side, and have made a lot of money from that. Some believed that part of their fight against the new crossing was based on lost profit because of traffic shifting to the new bridge.

Moroun's son is just as bad as his father. The bridge seems to be maintained at the bare minimum levels. Such a huge mistake allowing a private company to operate an international border crossing.

· Twenty-eight (28) townhome dwellings with four (4) parking spaces / unit (2 within an aƩached
garage and 2 addiƟonal spaces adjacent to the dwelling) ;
· One (1) 16-storey mulƟple dwelling building with a scenery loŌ (for a total of 275 dwelling units);
and
· 544 parking spaces to service both the townhome dwellings and mulƟple dwelling building.
As part of the revised development proposal, the mulƟple dwelling building has been redesigned in a
manner that helps miƟgate some concerns related to the higher density proposal. The proposed
mulƟple dwelling building now consists of one (1) tower, rather than two (2) towers. The building also
proposes a number of stepbacks as the built form increases in height, which will help miƟgate shadow
impact concerns and provide a more appropriate pedestrian experience. The building stepbacks will also
allow for a more considerate transiƟon from the exisƟng low density residenƟal uses.

It was completely stupid to forego that opportunity. And that TWO federal and TWO provincial/state governments failed to step up and buy the thing in 1979 boggles the mind.

I remember asking my grandparents, decades ago when I was quite young, why Wyandotte St. just came to an end without crossing Little River (they lived on that terminating street -- Riverdale Ave., closer to Riverside Dr. -- but used Wyandotte for many of their trips). They personally had no need for a bridge as most of their local travels were to the west and south, but I don't recall them being able to explain why.

I would imagine it was because of local opposition. And probably not for good reasons.
