Oh, Hi-Rise? Well, this is gonna get built, haha. They aren't like Emblem, but I've never seen Hi-Rise back out of a project in Hamilton (hopefully, I didn't just jinx it).

Fengate is basically a bank, and Liuna is kinda the same (though their finances are from the pension fund).

It's Fengate/LiUNA/Hi-Rise, just like Cobalt and 75 James. It'll probably be under construction in the next 12 months at the rate they move.

I don't love the design, but am thrilled to hear that a substantial downtown project like this is considered to be a sure-thing to proceed.

What's the general rule to estimate how many occupants per unit for condos?
2 per unit is too high, but is the 1.5 average too low?

It's been discussed here before, but I believe the current average is 1.3.

This one at least has a general design focus with the stair step white design - that's the point that draws me to it - the podium is kinda generic but I've seen worse - and the best part is it will draw attention away from that.. thing vranich built.. so I'll take my victories where I can get them..

i'd love to see them do one with a sorta circuit board design of lines on the exterior.

So we're looking at around 550 new residents in the area, plus the addition 800 or so at 75 James. This will be a huge boost to the area.

Hopefully something commercial goes into the base of this one - it's fine to design them but when they are all empty on the first floor..

Add Cobalt to the mix, as well as KiWi, the other one on Jarvis, Mac residents and anything else that's like 50%+ done - that's a helluva lot of people in the core in the near future.

I did a nice ride last Friday and spent some time downtown for the first time in over 6 or 7 years (other than just a GO train trip via Hunter), and I'm already seeing a busier downtown core.
A bunch of patios were filled up and plenty of people walking around doing their thing. I haven't seen anything like that since I was a kid... and this is still in it's infancy.

Yeah, and next summer it will be noticeably more busy downtown, with Cobalt towers, Augusta Core Urban builds, 1 Jarvis, Kiwi and McMaster residence fully occupied. Not sure how many people that is, but it must be a few thousand. Maybe even that 11 Robert building will be completely done, considering how fast it already has gone up.

The average varies by area - but a rough number can be found in municipal development charges background studies, where they actually research and find the number so that they can plan for sewage demands, etc. These reports analyze census data to determine it.

In Hamilton, this is found on page 190 of the study. The average is 1.604 people per unit, so this building would be expected to house around 645 people.
