Crescent Real Estate’s Maple Avenue tower, where rents start at $4,000, redefines luxury

I35E is much further along than that. The freeway is open.

Nice! I hadn't seen that rendering of the deck park before.

Yes, the highway is open. The last time I drove through there (a couple months ago?), the deck was just concrete, but was structurally complete so far as the cover goes...

I usually drive 35W these days.

2811 Maple should turn out really nice. Richard Keating does great work (he's an alumni of SOM and designed LA's Gas Company Tower), and with rents starting at $4,000, I wouldn't expect them to cheap out on materials.

There's some other nice projects going up around Central Dallas as well. Hopefully we will see some of the proposed projects kick things off as well.

Designs complete for Dallas’ new $750 million Four Seasons hotel

The developers of a $750 million Four Seasons hotel and condominium tower on Dallas’ Turtle Creek have finished their plans for the luxury project and are working on financing.

Boston-based Carpenter & Co. and Dallas’ Perot family last summer got city approvals for the high-rise development. Since then, the team has been working with architect Pelli Clarke Pelli to design the tower while hunting for construction funding.

“We will have three restaurants and six or seven bars in the project,” Carpenter said. He’s signed the first dining venue: Zuma, an award-winning contemporary Japanese cuisine restaurant that opened its first location in London in 2002. Zuma now has almost two dozen locations in Europe, the United States, Asia and the Middle East.

Carpenter said there’s strong demand for another luxury hotel in Dallas.
“Dallas is just on fire,” he said. “Everybody loves Dallas.”

The Beck Group is listed as the design firm on the filing. The Dallas Morning News reports Woods Capital and Kaizen Development Partners partnered with Dundon Capital Partners to purchase the parcels at 1012 and 1100 McKinney Ave in 2019.

I think this is the first update from the original from this developer. This site was where a planned South Asian museum was to be built at one point, but that fell through.

I like that the residential portion is taller, but I'd like to see the office tower gain some height to be closer in size to the original design.

This rendering and what's shown on the http://www.fieldstreetdistrict.com/ and http://www.fieldstreetdistrict.com/ sites are both old. And yes, they've gone through several iterations of this project's design, each one getting smaller and worse.

This is the project's latest version. You'll notice the single story structures in the foreground.

What's pictured there was always the smaller of the two lots. The lot to the West is where the proposed taller tower is, so hopefully we something more significant go to that space. As for the low rise buildings in the foreground. Those appear to just be placeholders as we've seen done in the Harwood District and West Village. Anything is better than a surface parking lot. I imagine as the market continues to change, these renderings will change again as well.

Goldman Sachs will move workers from downtown Dallas, Irving and Richardson to its new campus near Victory Park when it opens in 2027.

The New York-based financial giant on Tuesday broke ground on the more than $500 million, 800,000 square-foot building on North Field Street next to the Perot Museum of Nature and Science.

“This region continues to be a hub for talent, innovation and opportunity,” said Goldman Sachs president and chief operating officer John Waldron. “It is this incredible promise that binds Goldman Sachs to the area and is driving us to expand our presence in Texas. We are honored to be part of such a landmark development for the city.”

Waldron said Goldman Sachs has had an office in Dallas since 1968.

“Over the last 50 years, we have grown from a small team of wealth advisers and investment bankers to roughly 4,000 people across all businesses at Goldman Sachs, including more than 1,000 engineers,” he said. “Dallas is our second largest office in the Americas outside of New York City, our global headquarters.
