There was a project in development a couple of years ago. Around 60,000 sq ft with two floors of retail, with a liquor store coming back on the 2nd floor. Maybe they're waiting for the many other offices nearby to lease up, or for the new Broadway Plan, or they have just shelved the idea for now. Not much more
here.
