Nikky Mohanna is the only local developer that might set her sights on a high-rise residential or mixed use project. If 19J is a success and if she can pull off 10K (which is 15 stories), who knows she could be willing to go beyond 15 stories in the not-so-distant future.
I feel like Bay is comfortable developing projects in the 6-8 stories range- which is perfectly fine. But I think Nikky could very well be our boldest local developer that can someday pull off a high-rise residential (depending on what your definition of a high-rise is).
