The suites don't take much to heat. The 'second' exterior wall is only 7'-0" wide as the units are pie shaped. Soffit is well insulated with a heated airspace - no cold feet here. Mosquitos aren't much of a concern downtown at that height. Only a few seconds of cold from the elevator to your front door in the winter. The daylight corridor (and mechanical savings) are worth it. Nothing beats fresh air.

Who pays to heat and ventilate the soffit space?
Is the elevator heated with a conditioned vestibule top and bottom?
