Really? Link me to a peer reviewed academic article that shows this instead of just claiming it. Also, have you been to Seattle or Portland? They've got plenty of street parking by urban stop on their rail lines...

He's got a great massing of Third and Shoal in this update, and it got me thinking . . . has anyone seen a massing that places ALL of the buildings in the Green Water/Seaholm redevelopment in a single pic? Still feel like I'm not grasping the entirety of that cluster . . . .

There's another large VMU project that I haven't seen mentioned on here right on the corner of South Congress and E. St. Elmo. The property is right next to where St. Elmo Market is going and from the renderings on the fence, it looks like part of the project will be 6 or 7 floors.

I take it you've never been to Muny. It is a public course, open to all with very reasonable fees and no uppity dress code or rules like that. Super Austin casual. People come from all over town to enjoy it, including lots of folks from less affluent parts of Austin. Whatever it would have developed into would have been more exclusionary for sure.

Re MUNY...... yep... it is public and cheap.... so not exclusive at all.
I'd be fine with it being anything public and green.

^Elevations I saw show it to be 88 feet. They've already started construction on it.

Yup that's it^. Finally seeing some real midrise density south of 290/71 plus I'll be able see this from the other end of St. Elmo when I drive out of my hood.

That's a pithy and intelligent come-back, which kind of demolishes my argument. Nicely done. I had honestly never thought of it that way, but I do believe you're right, except in the unlikely event that it would be turned into some sort of public use other than golf.

Now, here's where I also discover that I elevate botanical gardens above golf courses in my valuation of public property uses. I had not thought of this, either, but it may possibly be the case that a botanical garden is just as 'elitist' as a golf course. Because I grew up in an upper-middle class family in Santa Barbara, a rarified environment that breeds snobbish little piggies like myself.

Regarding the new developments on South Congress (south of Ben White, does that have a specific name, like SoBe? SoSoCo? ConSoBe? [Congress South of Ben White]) --- that area is taking off in amazing ways, and it's the opposite side of the city from where I live so I'm jelly. Jealous, that is. Really cool developments, nice to see, and a refreshing respite from the regular news of generic new VMU developments.

I'm partial to just calling it Far South Congress or Deep South Congress. But I read a post from 2014 on city-data that said people were already calling it LoCo. I'm sure that will catch on.

Does it have to have an abbreviation? haha...I guess I live in SoWeChi (Southwest China). It doesn't really translate well as the Chinese is already four characters (中国西南)....or perhaps FoHiO'HiLaYa (Foothills of the Himalayas). This could be fun. I'll try and market that.

I get the desire to label neighborhoods for the sake of cultural identity (and especially history, as driven by culture, etc.), but to create one for new developments seems silly if it's for marketing alone. I've always just assumed that it was a continuation of South Congress, personally...though it is admittedly a decent hike from what most think of as South Congress.

Hi, I don't post here often. But the neighborhood is called SoCo and is known as such by the people who frequent the neighborhood. There's even a snapchat filter that says "SoCo Austin, TX" when you're in the area.

South Congress as a moniker is a specific area, we're talking about a different area of the very long street that is further south. Ergo, "deep south" mentioned above which I think is funny and cute.
