The study pertains to the code, as far as overall parking goes, but not specifically for the number of handicapped spaces (that's taken care of in the site planning - at least for our study).

Our study took into account the development (in this case the museum and surrounding mixed uses) and it's parking demand per code. Then, determined what parking is provided (in this case the underground parking lot, street parking or other parking provided, and in lieu parking spaces). Then, determined the reductions due to transit activity nearby (in this case the loloma transit center is right next door) and any shared parking reductions. Then figured out if there is a shortage or surplus of parking based on the above. (There was a surplus)

W. Hotel's opening delayed again

The Arizona Republic
SCOTTSDALE - W Scottsdale Hotel & Residences has again pushed back its opening, now targeted for Aug. 1.

The much-anticipated W in downtown Scottsdale has had several targeted opening dates that have been pushed back from spring to summer.

General Manager Leon Young said the administrative and sales staff was set to move into the hotel this week and guest rooms are being completed.
Triyar Hospitality LLC started construction of the 224-room W with 18 condominiums in November 2005.

It will include a Bliss Spa and Sushi Roku, a Japanese restaurant that started in Hollywood a decade ago.

A second-level pool deck will be a focal point of the seven-story hotel, southeast of Camelback and Scottsdale roads.

The pool juts out at the front edge of the building and it include four large portholes that will allow arriving guests to look up at the swimmers in the water.

W Scottsdale Hotel is hiring about 100 employees at its recruitment center, just outside the food court at Scottsdale Fashion Square.

that pool sounds like its gonna be awesome

SCOTTSDALE, AZ-International Capital Partners Inc. is in the permitting process for the first phase of the $500-million District on Camelback. As soon as approvals are in hand, the local developer plans to immediately begin converting 278 empty apartments into a 260-condo project, dubbed Orchid on Camelback.
ICP's 20-acre project will include the retooling of the Orchid Tree Apartments at 6801 E. Camelback Rd. and a massive redevelopment at 68th Street and Camelback Road. The District on Camelback is mapped out as a financial and business center with more than two million sf of office, retail and residential space.

James Petersen, ICP's marketing director, says the commercial space will include a boutique hotel and an arts component. "There are several components to this," he says. In addition, he points out that some buildings are vacant and some have tenants along the 20-acre commercial swath.

ICP is in the process of negotiating a 10-year-lease with a New York City restaurateur for 6828 E. Camelback Rd. That same company signed a letter of intent to convert a residential penthouse at the top of 6909 Camelback Rd. into a first-class restaurant. "That penthouse is zoned residential and the highest building in Scottsdale so this will be the highest restaurant in Scottsdale," Petersen says.
ICP also is in discussion with several development partners and institutional investors to lend a hand with the project. "We're coming close to announcing deals with some partners," Petersen tells GlobeSt.com. "There are a number of developers interested in this $500-million master plan."

Scottsdale City Council Approves Scottsdale Public Art Program's Proposed Soleri Bridge and Plaza

Council approves funding and adopts final budget for cultural destination Soleri Bridge

SCOTTSDALE, Ariz. (June 3, 2008) - Scottsdale Public Art announces today, the long-awaited downtown pedestrian bridge and plaza designed by famed architect Paolo Soleri, will move forward this fall/winter, following the Scottsdale City Council's final approval Tuesday of a new budget.

The City Council earlier this year unanimously endorsed funding the bridge in the final version of the 2008-09 budget. Tuesday's vote means the remaining $1.7 million for the project is officially in place and construction can begin fall 2008.

Scottsdale Public Art Program has funded $1million for the project and an additional $500,000 funding is from developer, Starwood Capital Group and Golub & Company, which has also pledged another $1 million in art at the Waterfront.

The highly-anticipated ground breaking for the Soleri Bridge will occur in the fall/winter of 2008. The event is free and open to the public.

The 100 foot-long bridge, spans the Arizona Canal west of Scottsdale Road, with a 22,000 square foot plaza on the south bank, which will be a tremendous achievement for Scottsdale.

The bridge will connect the Scottsdale Waterfront on the north side of the canal with the various retail and dining establishments on the south side of the canal. However, more important than its structural function, is the project's cultural significance. Paolo Soleri, one of the Valley's most revered cultural icons, has designed the bridge and the plaza. As a result, the project will serve as a key cultural destination and gathering place, enriching Scottsdale's art scene, in addition to providing convenient pedestrian access.

"Scottsdale Public Art is honored and privileged to have such a revered cultural icon contributing to the community, "said Valerie Vadala Homer, program director for the Scottsdale Public Art Program. "Scottsdale Public Art is proud of the City's commitment to move forward with the project and is thrilled with the outpouring of support by local residents and council members. The Soleri Bridge project will no doubt garner national attention, which will emphasize Scottsdale's incredible offerings and passionate commitment to the arts."

This is the first bridge by Paolo Soleri to be constructed in the world and is anticipated to be one of Soleri's greatest projects. The design for the bridge draws upon solar and celestial events, an important element in much of Soleri's work. It will feature two steel-clad, 64 foot pylons that will generate a light beam on the walking surface of the bridge, to mark solar events and reiterate the connection of humans to the environment, light, and architecture. The plaza on the south side of the canal features a second set of pylons, which will house the largest bell assemblage ever created by the artist. Cast bronze bells are the signature retail item of Soleri's Cosanti studio.

"I would like to express my gratitude to the Scottsdale Cultural Council and Public Art as well as the Scottsdale City Council, for the attention, perseverance and true care to make this bridge and my vision a tangible work of art in Scottsdale," said Soleri, in response to the approval.

Soleri, who is an author, architect, artist and pioneer of new human spaces, has had fellowships from the Graham Foundation and Guggenheim Foundation, as well as three honorary doctorates and several international medals. His most coveted accolade, the Cooper Hewitt National Design Award for lifetime achievement, was awarded to him in 2006 and is one of the most distinguished awards an architect can receive.

Paolo Soleri - the southwestern US' poor man version of Santiago Calatravas. Extra (possibly raving mad) arcane philosi-babble is just a bonus.

I'm sorry, but I have a hard time respecting an architect whose own website admits "The body of works by Soleri still remains largely theoretical. but there has been a number of completed architectural commissions." Replete with grammatical errors, no less! Hey, I think having a vision is great. On the other hand, building stuff is great, too.

Cynicism aside, this looks like a pretty cool project, and I think it'll really add to DT Scottsdale. ALSO: 64 feet?!?!? WOW!!!! What did they have to put in the coffee to get ANYONE to sign off on that??!?!

^ You are obviously being snarky, and as you know, that is no longer tolerated 'round these parts. "Off with his head!" -- screamed the Queen.

In which case, I'll go back to lurking, with a slight chance of dropping off the face of the planet.

His big-idea stuff was a little too out-there for most people 40 years ago, with the exception of the realms of Sci-Fi and video games. Strangely enough, I think the time for re-evaluating his arcologies is ripe. China and India, anyone?

China and India? What about Lagos? The list of the next mega-cities is insane, when you consider the incredible environmental and quality-of-life challenges these same cities currently face - especially compared to current megas. I just don't think it's practical to expect people to live in the way Soleri expects them to live - semi-Socialism, &c. So anyway, enough off-topic.

When I was in town after Christmas I stayed with my parents who live in Scottsdale. We passed the new hotel/casino building on the 101 and I was pretty surprised at how fast it had risen. I was last in town in late April and I don’t think there was anything above 2 floors there. Doesn’t look like it has changed too much since NorthScottsdale’s post, though.

I have some photos of Phoenix and Tempe, too, that I’ll post in the main photo forum sometime soon.

not only is there no elevator shaft, but in those pictures the left hand side of the top floor doesn't appear to be supported by anything...

such a magical building, isn't it? I also noticed, driving by there, that there's an office complex on the east side of the freeway called "Riverwalk" or something like that. I think the Salt River is 6 or 7 miles south of there...

I noticed that too. The only thing I could come up with by river they're referring to is the drainage moat between the fence and the freeway. You can see the lip of it in ForAteOh's second picture.
