Winnipeg | Lord Roberts | 425 Osborne St | 10F | In development

Link to story boards for the proposed building at 425 Osborne next to the transit garage. Requesting variance for a 10 storey building, theres a rendering on sheet 6. Looks like they are also planning to construct a 2 storey parkade at the back, probably to try to alleviate some of the parking challenges in the Lord Roberts neighbourhood? 47 spots for transit employees. Would be a great filler for that block although it seems transit office would take up main floor so no opp for CRU. Ideally, this would open up development of the transit site kitty corner to the northeast for future development as well ?

The neighbourhood facebook group is already getting in a twist over it. I'll be writing in support of it, however.

Just LOOKING at the picture tells me there will not be enough on-site parking, causing residents to overflow on residential streets, causing excess traffic, speeding, noise pollution and pedestrian hazards, leading to the ruination of the neighbourhood character, and an uptick in public safety issues. Plus, my doggie likes peeing on the Winnipeg Transit sign.

How can you guys completely overlook and forget about noise and how it doesn't fit with the neighbourhood character?! And the traffic! Well, even if you did say it, it needs to be said again or a puppy will die!

Description: UWCRC 2.0 Inc. will spearhead the construction of a 131- unit mixed-income and mixed-use 10 storey building, which will include approximately 30% affordable housing units, on an empty lot next to the Fort Rouge transit garage. Additionally, the City is considering incorporating office space and a Winnipeg Transit Customer Service Centre into the project (about 20,000 square feet on the main and second floor), pending funding availability and approval from the Council. A two-level parking structure at 421 Osborne St. is also planned as part of this project. This development is one of five sites selected for sale or lease to build affordable housing on City-owned properties through the Housing Accelerator Funds Land Enhancement Office.
