500-508 Edgeworth Ave | 79m | 24f | Proposed

Antilia Homes is proposing to develop a 24 storeys high-rise residential tower with a 4 storey podium at 500 & 508 Edgeworth Avenue. On the western side, facing away from the adjacent low-rise neighbourhood, the podium extends up to 9 storeys. The building will have 262 units, ranging from studio to 3-bedroom, as well as 7 2-level townhomes at ground level.

The subject property will have two (2) vehicular access points from Edgeworth Avenue. The northern access provides one-way entry to a drop-off loop located at the building’s main entrance. The southern access point, which forms the bottom of the drop-off loop, accommodates two-way traffic, enabling vehicles to either enter and descend into the underground parking garage or exit and ascend back onto Edgeworth Avenue.

The proposed development includes two (2) levels of underground parking, providing a total of 123 spaces, comprised of 98 residential and 25 visitor parking spaces. This parking ratio is considered appropriate given the subject property’s close proximity abutting Lincoln Fields transit station. In addition, the basement features bicycle storage rooms accommodating 130 bicycles, while the ground floor will offer parking for 74 bicycles. An additional 6 exterior bicycle parking spaces will be provided for short-term use.

I know someone who lives across the street. Their head will be exploding.

I like the idea of the MUP big time! Getting from Britannia area to LF on foot is not ideal.

The two houses that are directly adjacent to the north have swimming pools. This should go well. I wonder if the setbacks have something to do with that.

So much juicy parking lot space in the immediate area to develop.

I'll clarify that what I meant to say was getting to LF from the other side stinks. So a MUP on this side is a great idea.

At some point a few years back those Britannia by the Bay buildings fenced off all their area because god forbid somebody walked through gold pressed parking lot to access the the crossing without having to walk all the way around to Carling or Richmond and then cut down the Pinecrest pathway.

Why and when did people get so afraid of other people? I figure some new building management company or owner came in and then they figured or some insurance company came in and told them you have to fence off the entire property. Go look on google streetview. You'll see all the chainlink is bright and new.

So basically a gentleman's agreement of allowing people to walkthrough their special little parking lot that went back to whenever these unremarkable buildings were built ended overnight.

Sorry. I have personal interest in this. I had a friend down in Britannia and used this route often until one day it was fenced off. I guess ill just walk to to the street sewer that is Carling and listen to all that noise then.

The area in and around the demolished LF Mall is a rudderless ship and it pisses me off.

I live nearby so discovered this through my neighbourhood's facebook group. There's been a lot of concern about the development along Edgeworth, though this development, at first glance looks bland if anything. It doesn't appear to contain any commercial space, so probably won't add anything to the community. The cut through to the pathway behind it is nice, though the pathway is also accessible from Carling and Lawn avenue (maybe like 200m in either direction). Lincoln Fields, if I understand it, will still only be accessible via Carling avenue, so the new path doesn't really cut down the walking time to anywhere. It also does not provide easy access to the Ottawa river pathway - as the well trodden paths across the KZM parkway show, J-walking is still the preferred way to get to Britannia from this location.

I'm pretty neutral on this one - the proposal looks bland, but hope the additional density (combined with other developments in the area) encourages more businesses to open up. I think a big question is what the development between this one and Lincoln looks like. On paper, it can be up to 30/40 stories, but we'll see what comes.

Residential highrise latest development to be proposed near future Lincoln Fields LRT station

Ottawa’s Antilia Homes is proposing to build a 24-storey residential building in the city’s west end near the future Lincoln Fields LRT station.

The application submitted to the city calls for a tower, containing about 262 units, to be built at 500 and 508 Edgeworth Ave. in the neighbourhood of Woodpark, just north of Carling Avenue. The 2,760-square-metre (29,708-square-foot) site, owned by developer Antilia Homes, is currently occupied by low-rise residential dwellings that would be demolished to make way for the new building.

A brief prepared by Fotenn Planning + Design said the proposal is for a “transit-oriented development adjacent to NCC lands and the Lincoln Fields Transit Station.” The design includes a four-storey podium that rises to nine storeys on the west side, allowing a transition in height from the surrounding low-rise neighbourhood.

Also adjacent to the property is an 11-storey apartment to the south, with a low-rise commercial plaza across the street. Directly behind the site to the west is greenspace and a multi-use pathway owned by the National Capital Commission.

“A primary element of the design is the integration of a 3-metre-wide Multi-Use Pathway (MUP) along the northern edge of the site, providing a crucial public connection between Edgeworth Avenue and the NCC lands to the west,” the design brief said. “Ground-level walk-up townhouse units front onto this pathway, contributing to a more animated and pedestrian-friendly edge.” The pathway would run along the northern edge of the site and connect Edgeworth and the NCC pathway, while also providing residents access to the transit station.

The application asks the city to rezone the site to permit the proposed density and height of the building. “The design balances density with sensitivity to the existing context, offering a comfortable, sustainable living environment that contributes meaningfully to the evolving character of the Lincoln Fields area,” the design brief said.

The application also proposes an underground parking garage, with 123 parking spaces for vehicles and 230 bicycle storage spaces. Along Edgeworth Avenue, there would be two vehicular access points, connected by a drop-off loop at the building’s entrance.

The area surrounding the site could see significant intensification in coming years, with multiple developments proposed nearby.

To the west, on the other side of Kichi Zibi Mikan Parkway, is the RioCan Lincoln site, where a proposal has been submitted to replace low-rise commercial buildings with multiple highrise, mixed-use buildings. At 1299 Richmond Rd., there is a proposal to build two towers, 28 and 30 storeys respectively, with 588 units.

At 1047 Richmond Rd., a highrise mixed-use building with parkland has been proposed, and 100 New Orchard Ave. has a pending proposal to permit the development of a 14-storey residential highrise.
