BLDG Management has unveiled a proposal for a new two-tower, 1.6-million-square-foot multifamily property that would add some 1,300 apartments to downtown Jersey City.

The firm said the project, located at 100 Bay St., would rise in the acclaimed Powerhouse Arts District with what it described as a sculptural design that incorporates the neighborhood’s artistic legacy. That would include a single residential building with a podium base and towers of 90 and 40 stories, which will be connected by a 40th-floor sky bridge, offering unit types ranging from smaller floorplans for single individuals to larger homes for families.

The property would also fill a key need, New York-based BLDG said, noting that its plan calls for a 20 percent affordable housing component. It would do so with what the firm hailed as world-class architecture by Pelli Clarke & Partners, implementing previously approved elements required by Jersey City under a development agreement with the property owner, which was approved in a federal court consent order."

This is HUGE! And a Pelli in Jersey City?? I'm not sure if it's been submitted to City Planning yet. Who has the details?!

While lurking on the NY YIMBY forum, I realized that in my excitement I totally missed the height of the building, which was mentioned in the article. Or maybe the article was updated with the new information after posted:

"The developer, meantime, said the high-rises would have slender profiles to allow more natural light to reach the streetscape and enhance views for both residents and neighbors. The larger of the two structures, at 1055 feet, will be the fourth-tallest residential tower in the greater New York City metro area and the U.S., while it will contain abundant recreational space for tenants and the community and some 29,000 square feet of indoor and outdoor retail space at the ground level."

I'll update the title.

Was only a matter of time. If Downtown Brooklyn has one... was only a matter of time before Jersey City joins the club. Now we just need the FAA to relax with LIC and get one there.

The great boom is amongst us. Between JC, NYC and New Rochelle... good times are happening. We just need Newark to skyrocket. Newark is moving... but not fast enough. Should be the next JC in theory...

Tempted to make a political joke about JC/NYC needing just one well connected developer to stomp on a weakened FAA, but I'll save it for Current Events.

Anyway, GREAT NEWS on Jersey City's first supertall!

This is exciting. I lived across the street at Modera Lofts for 2 years, but got priced out in 2022 and had to move back to Chicago. Its crazy there are several big empty lots still in this area. I loved living in JC.. and hoping can afford to move back in the future.

Wish there was a rendering provided, but two towers connected by skybridge will be an iconic tower for the JC skyline, no matter what. The recently approved LIC rezoning anticipates at least 3 supertalls there, though no concrete proposals have come forward yet. 20% affordable housing should quiet the NIMBYs a little.

It will add a nice balance to the skyline when viewed from the West. The parcel is right next to (or close) to where URL is (Urban Ready Living).

Would be sweet to see Phase II and III of URL, which is yet to manifest, go up. Considering the much needed supply.

yeah its hard to understand why the other two url jengas are not going up given all the other steady jc development we see. one jenga is kind of odd, but three would be rad. developer funding issues i guess?

kind of surprized the faa will allow a supertall here. i thought 99 hudson was as tall as was allowed?

I recall back in the day that once Phase I was up with URL, the others two phases would commence. Meaning Phase II, than it sells out than we see the last piece. Likely finance and risk if I gather, but the risk would make no sense considering the demand and everything else rising. Finance would likely be the culprit.

Pandemic is over, Mack Cali should go for it. If 1 JSQ could rise with its 1700 units, URL should too!

I would imagine there is a recalibration with a lot of these developers now that the govt/mayor race is over. With pro-housing administrations on both sides of the river, now is the time to get these projects launching.

Hopefully the next JC mayor is pro-development. Its needed. Guess we'll find out Dec 2nd.

The FAA hasn’t ruled on this or the LIC proposals yet. Until they do, we’ll assume they get built as planned.

I thought the FAA years ago did a blanket ban on anything over 900 ft for LIC? I could be mistakened but I could of swore it was a thing. Its really not a risk to the LGA visual approach on runway 13 and 31. I hope I'm wrong on this as I'd love to see a supertall for the cluster.

I made a little graphic to visualize where this skyscraper will stand in the skyline based on my understanding of the location. Hopefully we get an awesome design for this thing.

Looks like JC will see a lot more density.

Lots of rezonings in the works!

If only EVERY U.S. city did what Jersey City is doing... would be a better place.
