413 Apartments Planned At Overtown Block 19, Near Brightline’s MiamiCentral

Plans have been filed with the City of Miami for an apartment project called Overtown Block 19.

Overtown Block 19 is a 7 minute walk from Brightline’s MiamiCentral station, according to Google Maps. The property is adjacent to the Brightline tracks.

Overtown Block 19 is proposed as twin 25-story towers with:

413 multifamily apartments
23,000 +/- square feet of ground floor retail
460 parking spaces, with a 5-level garage (using a 30% transit waiver from a Miami 21 requirement of 708 spaces)
RNG Overtown LLC of New Jersey is the developer

Nichols is the architect.

The project was scheduled for review by the Urban Development Review Board on February 15.

Another project which just finished it's groundbreaking and will be completed around 2028. As far as the article is concerned, since this project will be built in Overtown, there's no Live Local Act (affordable) units that are being proposed, and up to 97% of units have already been sold. It's personally a bummer since the site is in Overtown, and I was hoping that there would be some affordable units due to the location. We'll see what the final project comes out to be.

Its essentially a hotel. Its almost all studios and its furnished with unlimted rental restrictions (ie the units are meant to be AirBnB/Vrbo). Not really a place people will be living in.
