A handful of developers are joining forces to build a new, transformative mixed-use project located in the heart of Preston Center as they capitalize on a surge of office leasing momentum in the submarket.
Ramrock Real Estate, in partnership with Lincoln Property Co., HKS and Willow Bridge Management, on Oct. 8 announced plans to develop 8300 Douglas, which will feature a 12-story, 300,000-square-foot office tower; a 17-story, 280,000 square feet residential tower; and about 24,000 square feet of ground-floor shops and restaurants under both the office and residential towers. It’s expected to be complete sometime in 2028.
The announcement did not reveal any pricing or financial terms of the project.
Work on the new mixed-use campus at the corner of Luther Lane and Westchester Drive is slated to begin March 2026. Once delivered, it’s intended to bring a luxury hospitality experience to users, as developers are now straying away from a dying class of conventional spec office space.
Dallas-based private real estate investment firm Ramrock has been eyeing the site for more than 10 years. Dallas-based architecture firm HKS later began working up the design plans in 2021.
Mark Buskuhl, global practice director for commercial/mixed-use at HKS, called Preston Center a historic Dallas landmark and said the firm is proud to play a role in reimagining the asset.
"Our goal is to create meaningful experiences for tenants and residents that match the value of this real estate," Buskuhl said in a statement.
Robert Dozier, president of Ramrock, said his company is looking forward to finally breaking ground on the site “that will truly elevate the daily experience for generations of residents and tenants to come.”
“This project is a transformational moment for the neighborhood — it’s the definitive step in creating the kind of vibrant, walkable environment the Preston Center community deserves,” Dozier said.
