Apparently these preliminary renderings were floating around. If the final product is close to this, think it's an amazing development and completely respectful of the Gramercy Park area.

whoa — this is insanely thoughtfully & creatively gorgeous.

that site is very basic, so this is a major, major upgrade.

wow. haven’t felt a wow for awhile for a project. ha.

This looks incredible. Might be the best-looking residential project I've seen in years.

This gets an A from me. It would get an A+ if they improve on the design of the very top. Everything else is gorgeous.

The top just doesn't look properly integrated with the rest of the design. Needs work. Love the flag. Looks like an old turn-of-the-century postcard.

Agreed, love it, but, rework the "self storage" looking pinnacle.

I dont know if there is an actual height limit around the park, but from looking around, there are a few buildings in the 15, 16, 17 floor range along the park. This rendering only has 11 floors facing the actual park, and the way it sets back towards 3rd Ave, you wont feel it at street level. And on the 3rd Ave side, there's a brand new 20 floor building directly across the street (background of pic 2) that will pair nicely with this.







The 4 low rise buildings facing 3rd Ave. Legion has fencing up already, as of Google street view this wasn't up as late as Sept 2024. So maybe demolition not too far away on this side.

It seems that the portion of the tower that’s on the park side is the scale of other buildings. The taller part seems to be on the Third Avenue side.

It’s a shame that the developer couldn’t get this grey eyesore on the north end of the assemblage on Third Avenue.
