1195 Riverbend Road - 14s (Under Construction)

Anyone know what’s going in here? Haven’t found any plans for this site.

I remember checking the online building permit portal a couple months ago when someone noticed construction activity here, and nothing came up, which was odd, other than the fact that Drewlo owns it. Yet when I check it now... several permits now show up from within the last year... so thanks for posting this thread!

There will be a 14-storey apartment building (rentals) and twenty stacked townhouse units. I just changed the thread title to include this.

Building permit was filed in December:

So sounds like they are at the detailed site plan stage. The orientation of this L-shaped 14s building shows it tucked in behind the townhouses currently being built and setup south to north with the L wing on the east side it appears. This will provide the best views for the units facing east or west and not looking at Yorks 11s and 10s building immediately north. Wouldn't be surprised Drewlo holds off in starting this until the end of 2025 or 2026 which will give them time to finish their 11s and 7s up on Edgevalley Rd and Highbury and their low rise buildings out at Jackson Meadows and Chelton. I don't think Drewlo and Auburn are in any hurry to start their big tower projects at Wellington and Bradley until the BRT road work is completed.

Most recent site-plan was approved almost a couple months ago and is marked as "Under Construction" on the building permit portal... and the rendering photo I posted last night was from SBM's instagram page, and the caption said that construction is underway.

So you think the tower crane that is now standing is Drewlo's for this 14s project? Or is it for Yorks 11s and 10s project?

I'm not 100% sure... a couple different people posted in the other thread that they heard the tower crane was for this (Drewlo) project...

I would assume that it's for the Drewlo one... considering that the zoning changes were only approved for York's a couple months ago, and a site plan application still has not been filed yet, which comes before the building permit stage... and usually there's at least a few months between stages.

I guess we will wait and see a few weeks to see if more activity occurs here.

Looks like the current tower crane is for Drewlo's 14s rather than the Yorks 11s and 10s proposal.

Unfortunately appears to be an ugly design and the 14s is way out of proportion to the neighborhood, particularly given its elevation compared to West5. Not sure who approves these things. Thx for posting nonetheless.

The City now has very limited power to suggest modifications to the exterior design of buildings due to the Province stripping municipalities of their ability to make changes via the Planning Act (Bill 23, Bill 109) through the Site Plan process in the name of "affordability" and the "housing crisis". Even if it doesn't comply with the Zoning By-law, our current Council is almost guaranteed to approve any increase in housing units through a Zoning By-law Amendment.

Signage now up and this tower crane is definitely for Drewlo. They are still digging for the L1 foundation level on this build and knowing Drewlo they will likely still be working on the foundation in June.

Drewlo's buildings are almost invariably ugly. Take that awful stretch of apartment buildings across the street from Costco and behind the former Rona, on Wonderland Road North. Absolutely soul-sucking.

Still a lot of dump trucks hauling away dirt for the foundation excavation on this building. Shoring is up on the south side up against the hill which should be interesting to see the engineering plan for that side.

Excavator still digging for the foundation of this Drewlo 14s building. Soil in this location appears to be sand so engineering design on the side of the hill will be important.

Have started forming what looks like the ground floor slab on the west end which means they must have poured the L1 floor slab on that side now.

Forming and pouring of some of what appears to be the ground floor level walls and posts now in progress. Also another townhouse unit is being framed up. Appears to be room for one more townhouse that would front onto River Bend Rd completing the townhouse phase of this site.
