Development Research Project Help - Tempe

I am doing a study comparing developments on Broadway and Apache since 2008, and I am having some trouble finding the data I am looking for on some of the older projects. Can anyone provide tips for finding information such as dwelling units per acre, building height and setback, and parking space quantities for past developments? Is this information generally publicly available?

County recorder has a lot of that like lot sizes.

usually for units I just google the name of the apartment complex + "number of units" in quotes. For condo/townhouse complexes the plat will be useful.

i don't think old zoning docs and PADs are online, you might have to file a public records request with the city once you know the file numbers.

If I were doing this the first thing I would do is go the Tempe Community Development page (link below) and navigate to the citizen access portal. From there you can use the search menu in the top bar and choose "Planning/Sign Applications" and then for the record type put in "Planned Area Development." If you choose "Apache" or "Broadway" for the street and then change the address range to fit your project list you can get the full list of PAD applications in the portal for that street, PADs usually are for more major projects. This page only has documentation going back to 2015 so it won't give you everything. This won't give you the planning documentation but it does give you the application date which helps with the next step.

The next step would be to go to the Tempe city council meeting page and look up past agendas. There is some tediousness to this, but you can focus on old Development Review Commission meetings and for each PAD application you find you can start with the DRC meetings that were soon after that date. This is where you can find the application information that you are looking for. Something that will make your life much easier is that these staff reports usually include a comparison to other nearby and/or recent developments, so you shouldn't have to find every single report to get all the info. This will be especially helpful for getting info on projects that have a PAD application date prior to 2015. I have included the Tempe city council meeting agendas list below. I apologize if these links are out of order as I am doing this on a phone.

Last tip: The citizen access portal can be finicky on mobile and may display a login screen, but you shouldn't have to log in. I recommend changing to desktop mode on that site if you are on a phone.
