BOISE | 11th and Front St | 451 FT | 39 FLOORS

this has been a rumor for a while.

GGLO is proposing an apartment building with ground floor retail space, five levels of parking, and 36 to 39 total floors, with an estimated height about 420 feet making it a new tallest. location is on Front Street between 10th and 11th, just south of the currently-under-construction 15-floor dual brand hotel.

though still in the early stages, according to the story GGLO is far enough along to start working with the city on planning and zoning.

Hot Onions was kind enough to do a massing rendering for this building and estimated shape based on the limited information we know.

renderings are starting to become available that show this as a 39-floor building that rises to 451 feet.

depends on who you ask. lots of NIMBYs here, but there thankfully are enough other people who see the value in density vs. continued sprawl.

Planning and Zoning meeting is scheduled for 8/11/25, and Design Review for 10/8/25.

According to the preliminary timeline, construction could start June 2026 with an estimated completion date of March 2029.

While this is a residential building, the plan does include retail spaces on the ground floor.
