SAN ANTONIO | The Santa Rita | 10 FLOORS | 118 FEET | Approved

Well.. I'm not even sure if many find this to be worthy of its own thread (even me at times) but this just received final approval from the HDRC earlier today. Some materials are going to be reevaluated to better compliment the surrounding buildings it seems, but groundbreaking is still scheduled before the end of the year. https://www.bizjournals.com/sanantonio/news/2024/10/16/hemisfair-santa-rita-mixed-use.html

"A key component of Hemisfair's next phase took a big step forward this week. The Historic and Design Review Commission gave a certificate of appropriateness this week to a mixed-use development helmed by Post Lake Capital Partners and Trube Corp. The move allows the group to break ground on the development at East Market Street on the Hemisfair grounds, which is expected before the end of the year. Plans call for 304 residential units, a nine-story parking garage and ground-floor retail. The three-story building will house food and beverage tenants.

Office of Historic Preservation staff recommended approval of both buildings, with some stipulations regarding building materials. After concerns were raised by some on the panel and the San Antonio Conservation Society, FitzGerald Associates Architects Principal Mike Breclaw said he was in talks with the project team, Hemisfair and the developers of the Monarch next door to find ways to blend further into the surroundings. In a press release, Hemisfair CEO Andres Andujar said the project adds to density in the area not seen since the 1968 World's Fair and touted the benefits of residential developments mixed with green space.

'We've seen firsthand how combining residential living with vibrant parks like Yanaguana Garden can transform a community, and we expect Civic Park to do the same,' he said. 'Increasing downtown density strengthens the urban core by boosting local businesses, encouraging walkability and making public spaces more vibrant and active. It also promotes sustainable development by helping San Antonio’s city center become more resilient, dynamic and economically strong.'

The project has been dubbed 'Santa Rita,' after medieval period Augustinian nun St. Rita of Cascia. Project leader John Trube said the project will "enhance the urban fabric" of the urban core.
'This project represents our commitment to creating spaces that foster connection, support local businesses and celebrate the rich history of this remarkable area,' he said. 'We believe the Santa Rita will be a vital addition to Hemisfair, bringing new life to the heart of the city.'

Santa Rita would sit along East Market Street between the Monarch and the convention center. Hemisfair is still evaluating what to do with an empty parcel on the other side of Monarch. Earlier this year, local developer AREA Real Estate pulled out of its deal to build a 17-story apartment tower due to financing issues."

I'm actually OK with it not being tall because of its location and the view of the Tower from beyond. But the design... ugh, the design.

That part right there. There is so much more room for iconic architecture downtown.

There goes our gap filler for the skyline. The one time I wanted HDRC to be tough and they totally failed me.

Here's the article from June, 2023 announcing the approval of this disappointing building. It's difficult to tell from the renderings if the Tower will be visible from the twisty red sculpture on the northwest corner of Market and Losoya. I hope so.

Only partially visible I'm afraid. There are a couple viewsheds they seemed to keep in mind while designing this but when I added a map overlay for the site and scaled/ rendered from that, most of the Tower will be obscured from right there.

This is the northeast corner of Commerce and Losoya but the Torch does a good job blocking the Tower from the Tower.

Will there be any angle that allows for a view of the Tower from across the street?

You know, what is the HDRC doing if not preserving an iconic view such as this?

Probably from right across the corner of the Source Plaza entry as depicted here. The Tower should be visible from the walk south on the river to Casa Rio.

I actually think this building doesn’t look too bad. I would have preferred more height but with the economics of tall buildings at the moment it’s difficult to do in a city like ours where we have a lot of catching up to do with landing more high paying jobs for our community. Lots of cities have zero development occurring in the center city so something is better than nothing. Their are still several opportunities within Hemisfair to do a larger building when economics change.

^^ Don't settle for mediocre. This specific piece of land deserves better. Mediocre is acceptable on a mediocre piece of land on northwest 410.

I'm not sure why were worried about the view of the Tower of America. If we would have got the 29 story building approved there be absolutely no view of the Tower except for the in between view.

I can speak for myself. I've always loved that view of the Tower. I'm on record as not wanting a building that's not special to block it. There are plenty of parking lots and such around downtown SA to build buildings. This is one of the most prime pieces of real estate in the city; it needs something special. This building isn't it. At least it won't be taller.

It sort of depends where you are from the looks of it, if you are on the crosswalk it will be obscured a bit, but if you walk toward the source plaza that view will be intact still. Also, since polygons clip through objects in street view I thought I'd show that this view of the Tower from the river will still be preserved too.
