Midtown Development, the proprietor of Sunset Place in South Miami, is gearing up for an ambitious redevelopment of the site. Once a thriving mall after its opening in 1998, Sunset Place has faced a prolonged downturn in the 21st century, with numerous redevelopment efforts faltering over the years. The new master-plan will consist of 7 high-rises, ranging from 15 to 33 floors. To contribute to a mixed-use, transit-orientated vision, developers are planning 1,513 units, 287 hotel rooms, a movie theater/performing arts theater that holds a maximum of 1,300 seats, 149,506 SF of retail, and 50,892 SF of office space. Units range from studios, one-bedrooms, two-bedrooms, and three or more bedroom configurations. The developer is also planning 2,418 parking spaces to accommodate for residents and visitors. 213 bike spaces are required under South Miami code, and will be included in the parking garage.

The city’s Planning Board will consider the site plan for the 10.1-acre property at 5701-5795 S.W. 72nd St. (Sunset Drive). It was filed based on a new land development code that the city recently approved.

The bulk of the mall is owned by Sunset Opportunities, an affiliate of Miami-based Midtown Opportunities. It has a former CVS property next door under contract from Miami-based Sunset C1 LLC after previously rezoning the latter site so it’s consistent with the neighboring mall.

Pretty crazy that the mall was only ~25-30 years old or so. Sunset Place was the place to be for youngins like myself in the late 90's-early 2000s. It was doomed by being sandwiched between Dadeland Mall, Cocowalk and Merrick Park and mostly by being dependent on the younger crowds of teens and students from nearby UM who hang out but generally don't spend much money.

By the way, there is another massive redevelopment project going on on the opposite side of US-1 where South Miami is redeveloping its City Hall area with a $309 million redevelopment:
