Plans Unveiled For New Newark Residential Tower Dubbed “Vibe”

New plans have been unveiled for a residential tower located at the intersection of Halsey and Williams Streets, in Newark, New Jersey. The project, dubbed “Vibe,” is being built by Strategic Development Partners, and is set to bring 256 new residential units to market.

The structure is slated to rise 210 feet divided between 17 stories. Vibe will bring a total of 300,470 square feet of space, 179,760 square feet of which will be dedicated to residential use.

Current plans for the project call for sixty percent of units to be one-bedrooms at 650 square feet apiece. Twenty percent will be two-bedrooms at 950 square feet apiece, and another twenty percent will be studio apartments, at 450 square feet apiece.

On-site parking will also be available with space for 156 vehicles. There will also be 8,600 square feet of space on the ground floor slated for restaurant and bar use.

Newark building boom continues with $80M tower

Downtown Newark is getting another luxury residential tower, an $80 million project that would bring 256 units to the Brick City, according to developer Strategic Development Partners.

The building, named Vibe, will be made up of 60 percent one-bedroom, 20 percent two-bedroom and 20 percent studio apartments. It is slated for the intersection of Halsey and William streets in the Living Downtown Redevelopment Area, Strategic Development Partners said in a news release.

“Vibe will offer a technology-rich environment with abundant lifestyle amenities for millennials, who prefer the energy and convenience of cities like Newark,” Anthony V. Bastardi, Strategic Development Partners’ chairman and CEO, said in a prepared statement. “The location — just minutes from diverse dining options, world-class cultural events, sports and transportation — will make Vibe an enviable address.”

The building will join residential construction projects in the city that include One Theater Square and One Rector Street, the first market-rate residential towers in the city in more than 50 years.

“Vibe represents a significant investment in Newark by a talented and experienced team of redevelopment professionals,” Mayor Ras Baraka said in a statement. “It is yet another exciting sign that this city is a highly desirable location.”

The property will include two restaurants on the ground level, the developer said, joining a number of other new Newark eateries in the area. Amenities for residents will include a rooftop pool and spa, outdoor dining area, fitness center and on-site parking for 156 vehicles, as well as a coffee bar and rooftop lounge.

Strange spot to put it, esp. since there is space closer to Penn and Broad Street Stations. But if it can lead to the razing of that SoMa stretch and start over fresh in addition to Teacher's Village, fine by me.

Newark is on fire. JC can't have all the fun. I actually like the base on this one. Seriously. Far too many times I walk by new construction and the base just sucks. This one will provide a street wall and the types of obnoxious in your face billboards that you see in some tourist districts. Newark could use something like that.

I assume the base will contain above grade parking, in which case is meh. But if it's all retail in that base, then I absolutely love it!

• ⁠Nova Tower will be a 2 phase project. I believe it’s going to be one tower at a time. Something similar with what’s happening in Journal Square. They build tower 1 first and it’s officially topped off with tower 2 currently getting to its final height point. I don’t see how the bridge can work if phase 2 happens many years later.
• ⁠Nova Tower is the project that Calvin hinted at many months ago during Arc tower meeting at his office. He told me another developer has bought the site for the old Vibe tower site. Yes this will be located at the old vibe tower site. Which I hinted at before.
• ⁠The towers will be taller than Summit Tower original 531ft or at least around that height.
• ⁠Project will have to go past the LHPC, most likely zoning board and finally the central planning board so pretty much the holy trinity.
• ⁠Construction will likely happen once all approvals have been granted and most likely when Summit Tower is well underway and near completion and opening.
• ⁠It sits outside historic districts so no height restrictions, also giving the fact that Halo has 2 other towers approved and taller than Nova towers.

Newark is finally moving forward and filling in its skyline with some nice towers.

Newark has the potential to be the next Jersey City in terms of skyline impact. The potential is there. Each new tower brings it closer.

Nova Towers Gains Approval From Historic Preservation Commission of Newark, New Jersey

The Newark Landmarks and Historic Preservation Commission has approved Nova Towers, a two-tower residential proposal set to rise at 16-38 William Street in the Four Corners Historic District in downtown Newark, New Jersey. Designed by INOA Architecture and developed by KS Group LLC, the structures are planned to both stand 488 feet tall and yield a combined 712 residential units in studio to two-bedroom layouts. The property currently features a number of low-rise commercial structures that will have to be demolished, and is bound by William Street to the north, a surface level parking lot to the south, Chapel Court to the east, and Halsey Street to the west.

Following the approval by the historic commission, the proposal will now head to the city’s planning board before work can proceed.

Renderings of the project show the towers rising from a shared multi-story podium and enclosed in a glass curtain wall framed by a prominent rounded grid of sculptural paneling that protrudes from the reflective surface. The towers feature a subtle bulging geometry on their northern and southern elevations that is further accentuated by inward slopes at their bases and crowns.

Residential amenities will include a spa, a fitness center, a swimming pool, lounges, and entertainment spaces.

The property is a short walk from Newark Penn Station, offering easy transit into Manhattan and throughout New Jersey via the NJ Transit, Amtrak, and PATH trains.

KS Group Officially Acquires Nova Towers Site in Newark

November 7, 2025

A two-tower development slated for a large parcel just off Broad Street is moving forward after the lots involved in the approved Nova Towers have officially changed hands.

KS Group has announced the acquisition of several parcels at 16-34 William Street in Newark for $10 million. Situated across the street from the Teachers Village development, the properties are slated to be home to a pair of 42-story residential towers that will make their mark on the city’s skyline.

The $400 million development is designed by INOA Architecture and set to deliver 712 residential units. The transaction was backed by acquisition financing that was provided by Levon Capital.

With two towers rising 487 feet each, Nova Towers will include studios, 1, 2, and 3-bedroom layouts, along with an affordable housing component. The two high-rises will share a multi-story podium, and the design of the development includes a sky bridge that will connect the towers at about the halfway point.
