1447 Dundas Street - two 18s mixed use (Approved)

I follow Zedd Architecture on social media as it seems like they do the designs for many proposals we see these days.

They just shared this proposal today...

"This 14 storey storey residential building with ground floor retail will be a great improvement over the vacant corner lot at Dundas and Hale Streets.

The development will see 130 units with 97 parking spaces divided between underground and above-grade parking shared with the neighbouring restaurant."


No idea who the developer is or when the planning application will be submitted to city hall.

This would be a great addition to the area. Love to see these mixed-use proposals coming in!

Absolutely agree if this is being proposed by a real developer and not a land speculator. That area of Dundas street is perfect for redevelopment with many under used commercial/retail properties and empty lots that should be demolished and turned into high density. I could also see a new grocery store in this area which would be ideal. There is a currently a gap for a grocery store in exactly this area to serve the future influx of new residential.


A similar strip is Springbank from the Coves to Wonderland. Lots of old under used properties that should be replaced with new high density residential and strategic retail.


Hopefully the smart developers are exploring these two prime locations.

It's great to see an official planning application submitted for this location.

The applicant (Prospera Properties) is now proposing two 18-storey mixed-use apartment buildings, with 340 units and ground-floor commercial, at the southeast corner of Dundas and Hale.

There are currently three small buildings on site, with one of them being the Crabby Joes.

I can't really find much about Prospera Properties online, other than an Instagram account which says they are a property management company for single family homes (primarily student residences). If it's indeed the same company, this looks like quite an ambitious and complex proposal for them.

I agree this has all the characteristics of a land speculation bump and dump zoning.

The one document says Holdco Holdings Inc.

City planning staff is recommending that Council approve the zoning changes for these proposed buildings.

Apparently, I don't know how to read lol.

City staff recommended in the report, which is linked in my previous post, that Council should refuse the zoning changes for these buildings, since the proposed heights (18 stories) exceed the height limit for this site (15 stories). Therefore, they recommend that Council should approve the zoning changes for two 15 storey buildings.

The planning committee voted to go with the developer's 18-storey proposal. This still has to go to Council next week for a final vote.

Interesting to see the Holding provision request to remove submitted to the city this past May.


Removal of Holding Provision - Planning - Commercial - - 1447 Dundas Street & 684 Hale Street are currently vacant. 690 Hale Street contains a Ò-storey converted dwelling that now operates as a denture care centre; 1449 Dundas Street contains Ú restaurant and associated parking area.
