3500 rental homes. Wow.

I hope there's some urgency in getting these large rental projects through the approval gauntlet. And of course I don't mean approve whatever big rental project that comes their way, but it'd be nice to get these developments fine-tuned, and out the door as soon as possible.

I heard things are moving along, the issue was with the community centre and the financial commitments between the city Developer.

Rezoning for phases 1 and 2 is up for final adoption by city council tomorrow. This is the first three towers on the western half of the site with 1734 residential units in total.

Here's to hoping this Kickstarts a trend of new projects having pedestrian only streetscapes. The project looks really good on the street level

Presales have begun as of this week.

I hope they make the pedestrian mall as flat as possible because there's quite a slope here.

I assume the main shopping areas will have tiered plazas so they will be flat as much as possible but I see lots of steps leading down to the lower sections of the development.



Off of Willingdon it's sloped down but it seems mostly flat when it ties into the retail areas

My thought exactly, hopefully the execution of the project is good, given the developer, I feel like it probably will be.

I don't really care that much because it's Brentwood, but I'm growing kind of tired of the 60 story cluster of towers model. These places just don't seem like great places to live, and doesn't have the benefit of being in an actual downtown. It's the fault of the Government though, not the developers.

ever see old photos of vancouver? the west end was houses, very few towers. eventually itll grow into a downtown. like vancouver did. same thing with manhattan. they didnt just magically start as downtowns.

more people living there = more services = more people living there = more services. thats how it works. though this would be Burnaby's uptown.

Yes but an extra car isn't going to help when you consider how dense Broadway will become + intensification around Renfrew Stn. + Lougheed Town Centre/Pinnacle Lougheed + all those towers going up in Brentwood

I think you'll need a skytrain every 2 minutes during rush hours

You're talking a timeline of easily 20-30 or 40 years,....at least,...before those projects get built out and Broadway gets that fully dense.

As an example, remember that the Amazing Brentwood next door when it was frst proposed almost 15 years ago they had a build-out timeline of 30 years.
And that was before they recently applied for an amendment to their original masterplan to allow them to get more density and taller towers in the latter phases, which will likely push that timeline easily another 10-15 years on top of the original schedule. They've barely gotten above ground on the next phase of the development with towers 5 and 6, with only 3 towers out of the originally proposed 15 actually built.

So now you're talking a bunch of other developments that don't have any shovels on the ground yet, much less have even started applications for Development permits, and only one of which has had approval at the first stage.

Lots of changes are going to happen to the local areas and the Transit options and capacity in that time period before these developments get built out (.....and that's even assuming they get built out as proposed without reductions in density). Including more Skytrain line extensions, more Rapidtransit lines, and even more capacity for vehicular traffic.
