160 Edgevalley Road - 11s and 7s (Under Construction)

I get The Londoner delivered each week, and there is a section in there from the city on public meetings, notices, etc, and one of the notices from this week is that the city will be "removing the holding provisions to allow for the development of two residential towers at 160 Edgevalley Road."

And sure enough when I type in the address in the city's online permit registry, building permits were filed last week to proceed with the construction of "one 11-storey apartment building and one 7-storey apartment building with one level of underground parking garage"

Unfortunately I cannot find any additional info online regarding this. 160 Edgevalley points to a large parcel of land at the S/E corner of Edgevalley and Highbury at the entrance to a newer Drewlo subdivision. Townhouse condos were recently constructed to the north and the east. I attached a birds eye-view photo below.

However, the filing of building permits is a good sign as that's usually the last step before construction begins, and there have not been very many projects in London that started construction within the last year, so it's great to see another development potentially starting very soon.

Interesting that this would be zoned for mid-rise apartment buildings. I expected Drewlo/Ironstone would build some more townhouses on this block. Given how close this is to the river putting one level of underground parking under these proposed buildings is surprising. I'm not even sure the current townhouses they have already built have basements. It would make more sense for these mid rises to be located up near Kilally Rd beside their new low rise apartments on much higher ground. This land is flood plain after all and I suspect all the homes located here have their sump pumps working 7-24 due to how close to the water table they sit.


Further south of this site Copia Developments has a zoning application for a couple of mid rise apartments as well which we have heard nothing but crickets about. Not surprising given Copia doesn't appear to actually build anything. That land too is flood plain and has a pond on site which is common around these low lying lands beside the river.

Activity on the lot today with a soil test drilling rig setup on the SE corner and some workers. If Drewlo does go ahead with starting this project I suspect we won't see any activity at their joint project with Auburn at Wellington and Bradley for a number of years. Most likely until after the BRT reconstruction of Wellington near Bradley is completed in a few years. Drewlo has plenty of low rise projects underway now to keep them busy for a few years.

Construction fencing has now gone up around the property and Drewlo has set a tower crane base in place. This will be the second tower crane to go up in 2024.

The Drewlo tower crane from Talbot Street was moved to this site and awaits a heavy lift mobile crane to reassemble for this build.

They have finally started assembling the tower segments for the tower crane. This will be only the 2nd tower crane to go up in London this year so far after many have been taken down.

Tower crane is now up and assembled. They have also started forming the foundation in the east side of the property. Not sure where the 11s building will be in relation to the 7s.

I find it so odd that I still can't find any information about this development online. Usually info is posted months or years in advance on large projects like this especially if it's by a big developer such as Drewlo.

Now pouring the foundation footings for the building fronting Highbury Ave. Not sure if this is the 11s or 7s but it appears to have an L shaped footprint. The building on the east side has all the L1 foundation walls now poured and they appear to be extending the L1 level to the south side for possible underground parking. The concrete crew from Drewlo's building on South Carriage in Hyde Park must be moving to this project site now.

The first of the ground floor walls are now poured for the eastern building. Still no idea if this is the 7s or 11s. The building on the corner now has poured the L1 floor slab. Should see forming soon for L1 walls and posts.

Looks like they are close to pouring the floating raft slab for the building fronting Highbury with the steel rebar for the slab mostly installed. Expect a big concrete pour very soon. The other building to the east is now forming for the 2nd floor slab and they continue to make progress on the south side on the L1 level walls for the underground parking.

Pouring the floating raft slab foundation today for the building fronting Highbury Ave with a pair of concrete pump trucks and parade of cement trucks.

Forming for the 3rd floor walls has starting going up and the ground floor slab on the south side parking has been poured on the east building. Very slow progress on the west side building with some on the L1 walls now poured.

Have now poured some of the 4th floor walls on the east building. Still very little progress on the west side building L1 walls.

Have started forming the 5th floor walls of the east building. Slowing forming and pouring on the L1/Ground? floor walls. Hard too tell if this will be the ground floor or part of the L1 level as its partially below grade.

Wrapping up the 5th floor walls and forming for the 6th floor slab of the 7s east building. Working still on the L1 wall forming of the 11s building fronting Highbury.

Some of the 6th floor walls are now poured on the east side of the 7s building. Work continues on the forming of the L1 walls of the 11s building.

Have now poured a couple of the 7th floor walls on the east side of the 7s building. Appear to be starting to form for the ground floor slab on the 11s building.
