Howard Hughes Holdings Inc. (NYSE: HHH) plans to start condo pre-sales by early April for the Ritz-Carlton Residences under development at Lake Woodlands and has released more details about the project.
Buyers will be able to choose from nearly 40 different floor plans, including penthouse condos, ranging from 1,850 to more than 5,000 square feet.
The 111 two- and three-bedroom units will be distributed among two 15-story towers connected by a 15,000-square-foot amenity area.
Indoor amenities will include an owner’s lounge and bar area with concierge service, private dining rooms, a wine cellar, a library that opens onto a private garden, a sport simulator room and a fitness center overlooking Lake Woodlands with cold plunge, dry sauna and treatment rooms.
Outside, there will be an Olympic-length pool; a cutting garden, a type of garden that's grown specifically to produce flowers for cutting in arrangements; dining bungalows with outdoor kitchens; an owner’s boathouse; and a private sports court, all on 3 acres.
The 8.6-acre property on the southwestern corner of Lake Woodlands Drive and Lake Robbins Drive has about 1,200 feet of lakefront and is connected via trails to the Hughes Landing mixed-use district and The Woodlands Waterway.
“We know that our buyers are looking — many of them — to downsize from larger homes, a lot of those (are) within The Woodlands, and so these (condo units) are really designed to meet that demand,” said Jim Carman, Houston region president for Howard Hughes. “We're treating them like a grand estate home.”
The Houston office of New York City-based Douglas Elliman Development Marketing is in charge of sales.
The project is the first standalone Ritz-Carlton Residences in Texas. The Tower Residences at the Ritz-Carlton in Uptown Dallas is attached to a hotel.
Howard Hughes has owned the land, the last available large-scale residential site on Lake Woodlands, for decades and waited for the right project and the right time to develop it, Carman said.
The project has been in the works for about the past two years, he said, adding that Howard Hughes chose the Ritz-Carlton brand, a subsidiary of Marriott International Inc., for its commitment, quality and worldwide following.
“There's really nothing in the Houston region that can match it in terms of its location, both from a walkable, amenity perspective, but (it) also happens to be in a beautiful landscaped and lakeview location,” Carman said. “It's a great testament to this community that the Ritz-Carlton has selected The Woodlands to bring this product, and we're proud to do it with them, and we know it's going to be a huge success.”
Pricing will be announced at a later date, Carman said. For reference, a 1,107-square-foot condo with one bedroom and a study at The Ritz-Carlton Residences Chevy Chase outside Washington, D.C., for example, starts at about $850,000.
In Dallas, a 4,256-square-foot Ritz-Carlton condo previously priced at $3.5 million was auctioned to the highest bidder in 2020.
Howard Hughes has selected New York City-based Robert A.M. Stern Architects to design the entire project. The design is inspired by the work of legendary architect John Staub, who is known for blending classic East Coast and Southern residential vernaculars with the more relaxed lifestyle he encountered in Texas in the 1920s.
