128 SW 7th Street Owner LLC, an affiliate of Chicago-based Focus Development Inc (Focus) – a vertically integrated development and construction company, has filed a pre-application meeting request for the preliminary review of a proposed 39-story development at 128 Southwest 7th Street in the Brickell financial district. The 415-foot-tall structure, dubbed Miami Starlite, would replace the shuttered 28-year-old Starlite East Motel and yield 685,710 gross square feet of space, including 516 residential units, ground-floor retail, amenity spaces, and approximately 506 off-street parking spaces. The architect leading the design is San Francisco-based Gensler.

The retail components would be located on opposite sides of the ground floor.

MIAMI, December 22, 2025 – Cushman & Wakefield announced today that firm represented a development partnership of Focus and Group Fox in securing $250 million in construction financing for Brickell Starlight, a luxury multifamily development in Miami.

Brickell Starlite is located at 125 SW 8th St., and construction will commence before year end. The project’s strategic design and scale capitalize on the void of supply in the Brickell submarket, offering 517 Class-A+ units in a 39-story tower with market-leading amenities that cater to Brickell’s sophisticated demographic.

Construction is underway on Miami Starlite, a 39-story residential tower in Brickell being developed by Focus and Group Fox Management and designed by Gensler. The project will rise on the former Miami Starlite Motel property at 128 Southwest 7th Street, where Suffolk Construction recently confirmed that they broke ground in January and has already advanced through several early foundation milestones.
