Decided to create a thread for this project for its size and density.

"Residential-Business Planned Development to permit the construction of a multi-building planned development consisting of up to 1,450 overall dwelling units within 3 subareas. Sub-Area A is a proposed 478’ building with up to 478 units and 192 parking spaces; Sub-Area B is a proposed 475’ building with up to 480 units and will be either commercial or residential, subject to future site plan approval; and Sub-Area C is a proposed 410’ building with up to 492 units and 225 parking spaces. Ground floor commercial, retail and accessory/incidental uses will be provided."



400 N. Morgan - Subarea A - 478' - 478 units - 40 FLOORS

401 N. Morgan - Subarea B - 475' - 480 units - FLOORS

370 N. Morgan - Subarea C - 410' - 492 units - 33 FLOORS

The lower levels remind me of Porte (which I think is good).

There are now pending permits for 370 N Morgan

Rates are slowly coming down.. hopefully we start to see more developments like this breaking ground here soon. IF not, there's going to be less than 5 tower cranes up in the air...

Great to see new development getting shovels in the ground. Hopefully this gives other developers more faith in the Chicago market and lights a fire under their ass. We desperately need more residential units, both downtown and in the neighborhoods.

It's great to see the development of that area. But even by that last photo, it still kinda feels desolate and baren. I sure hope with these 'big' structures, more influx of 'people' things develope as well. One step at a time, I suppose.

For now perhaps, but almost every lot is an approved PD and awaiting financing.

I don't know about everyone else, but it is kind of nice to see Sterling Bay finally break ground with something. After their long struggle of selling land left and right

This is not Sterling Bay, its Vista Property Group - technically based in NYC but they have a good presence here with a handful of recent projects
