It looks like the old 60s building will be permanently orphaned between this project and Beresford. In some ways it brings to mind the derelict gas station next to Vancouver House.

The render at the top of the page is weird, I guess they really don't want to show there is room for another tower in front of this. There are actually four lots with apartment buildings between this site and Beresford with almost 300' of frontage along Sussex.

Excavation commenced 8 months ago in May 2023, and to date, we have completed shoring, bulk, and detailed excavation.
Concrete forming is currently underway, with preparations for pouring the North side P3 deck by January 26, 2024.
Slab on grade for the entire site is scheduled for completion by mid-February 2024.
On the South side, progress is being made with footing, column, and wall installations, with waterproofing ahead of wall forming and footing install.
Plumbing work is ongoing, focusing on catch basins, sub-drains, perimeter drains, and sump pits.
Electrical work is progressing with in-slab rough-ins.
Underground Civil works on Sussex Avenue is ongoing, with the removal of existing overhead utility lines expected to be completed by March 2024.
Slab on Grade for the North section of the site was completed on January 6, 2024.

This project is progressing extremely slowly. I doubt they will complete by Spring 2026 as they claim.

I speculate it is a normal flat roof building; however they chose A-tent cover for snow event, so it does not collapse.
