Canada Post Sorting Plant [50 Leikin Dr] | 15m | 1f | Proposed

Canada Post is proposing a new parcel processing facility at 50 Leikin Drive, of approximately 21,398 square metres (230,326.2 square feet), comprised of 5768 square metres (62,082.4 square feet) of office space and 18,031 square metres (194,072 square feet) of processing and warehouse space. This new facility will incorporate state-of-the-art parcel processing technologies. The site plan shows appropriate loading and parking facilities. The site plan shows approximately 45 high docks, 80 parking stalls for 53’ and 60’ trailers and approximately 39 parking stalls for 5-ton trailers. The proposed site plan will also support alternative and active transportation including dedicated stalls for accessibility restrained drivers, visitors motorcycle, and bicycle parking. Electric vehicle parking/charging stalls are also indicated on the site plan.

The site plan reserves the far north end of the site for future Canada Post Development. The reserved area is approximately 9,565 sq. m. in size and and provides a secondary entrance onto Leikin Drive. Canada Post is reserving this site for its own use which could be for example, a co-located letter carrier depot.

Seems like an odd spot. It is right beside the Barrhaven delivery depot, but I thought a location near Hunt Club/417 would make more sense for CPC considering the volume of product that comes from the plant in Montreal.

Would they decommission the site on riverside/industrial?
There's a planned development beside that site.

Cue the same complaints from the proposal up the street from a couple years ago for a "sortation plant and crossdock" at 99 Bill Leatham Dr. Unless this is that, just moved.

While the footprint is quite similar, that one was to be build by Broccolini for an unnamed tenant (similar to other Amazon projects).

This one is more likely to go through. City wants this to be a business park and it looks like the goal of Barrhaven being a distribution hub. There's also the fact that 99 Bill Leathem already got approved.

And there's also that they just need to get buy-in from NCC (it's under NCC because I believe it's proximity near Greenbelt) and Canada Post own the lands already. The sortation facility in Riverside is very aged compared to those across the country, so they will likely move everyone here and sell the lot on Riverside for redevelopment. The move makes sense because Barrhaven is becoming a logistics hub, the road to the 417 isn't too far, but the Amazon facility being where it is and the other other processing plants nearby will create ease of access. Plus politics wise, even though CPC is a crown corp and operates on its own revenue, it would create a shitstorm if the city rejected it.

That lot near Trainyards will be very beneficial for TOD due to its proximity to Tremblay and the train station.



"Canada Post Corporation (CPC) is proposing to construct and operate a new processing plant on a 9 hectares site at 50 Leikin Drive, Ottawa, Ontario, located within the South Merivale Business Park light industrial subzone and outside of the Ottawa Greenbelt limits. CPC owns the land and is the lead federal authority for this project. Since the project is located within the National Capital Region, the National Capital Commission (NCC) has a role under the National Capital Act, as part of the Federal Land Use, Design and Transaction Approval (FLUDTA) process.

Looked into the docs further, NCC already approved it. They don't need city approval at this point, but I guess they'll go through the formality. I expect CPC to want to get this one to done ASAP.

It's a site plan application so just a technical review by staff for stormwater management, site circulation etc

I had seen the update on that thread that Broccolini was involved, which basically confirmed my earlier thoughts about it being Amazon to me. But hadn't seen anything on that thread in over a year and Amazon seems to work faster than that. The shovels were already in the ground for the fulfillment centres down here in London and Kitchener before it was even announced that those were Amazon facilities. I think the same was true for the 2nd Ottawa fulfillment centre if I remember that thread correctly.
