This one is more likely to go through. City wants this to be a business park and it looks like the goal of Barrhaven being a distribution hub. There's also the fact that 99 Bill Leathem already got approved.
And there's also that they just need to get buy-in from NCC (it's under NCC because I believe it's proximity near Greenbelt) and Canada Post own the lands already. The sortation facility in Riverside is very aged compared to those across the country, so they will likely move everyone here and sell the lot on Riverside for redevelopment. The move makes sense because Barrhaven is becoming a logistics hub, the road to the 417 isn't too far, but the Amazon facility being where it is and the other other processing plants nearby will create ease of access. Plus politics wise, even though CPC is a crown corp and operates on its own revenue, it would create a shitstorm if the city rejected it.
That lot near Trainyards will be very beneficial for TOD due to its proximity to Tremblay and the train station.
