Sunningdale Golf Course lands - apartments, townhouses, houses (Approved)

Corlon Properties (same people who own Sunningdale golf course) is proposing a new subdivision at the northeast corner of Sunningdale Road and Wonderland Road. It stretches along Sunningdale from Wonderland Road to approximately the current entrance into the golf course.

Currently a small sliver of this land to the west is vacant, and the rest of it is currently the golf course.

The subdivision is proposed to have a mix of apartment buildings (some with ground-floor commercial), townhouses, single-family homes, a school block, and some parks.

Here is the proposed site-plan

Brief zoning legend
R1 - single family homes
R5 - stacked townhouses or townhouses
R9 - apartment buildings or senior citizens apartment buildings
OS - open space (golf course, park, etc)
NF / CF - schools or churches





For perspective, here is a screenshot I took of the proposed subdivision (which is the red transparent shape) overlaid of the existing golf course.

Page 73 of the report shows the proposed subdivision with future phases, and all what would be left of the golf course is a small piece of it, so no idea if it would be left as a small golf course, or a park.

The golf course recently completed their downsizing to a single 18 hole course using some of their old east course holes as well as the new holes they opened along Richmond a few years ago. If you drive down Sunningdale, you can see that the course along the north side of Sunningdale to the west of their driveway is already closed.

City planning staff recommends that Council should approve the subdivision. Goes to committee on Aug 26th then to council on the 27th.

The high intensity blocks are proposed to have some commercial space on the main floor.

The article mentions that the first phase will be the "four- to six-storey, mixed-use apartment buildings fronting the intersection of Sunningdale Road and Wonderland Road" and is estimated to start construction in spring 2025.

The second phase will start in the next four to seven years.

Council approved the zoning changes for this proposed subdivision.

Edit: This was actually approved at the Sept. 24th meeting and not the Aug. 27th meeting. Usually planning committee meetings get approved at the next council meeting, but for some reason the minutes from this one were pushed back a council meeting.
