Miami Soar 111 Land Trust, and numerous affiliates all owned by David Mordekhay, filed a comprehensive development master plan (CDMP) amendment with Miami-Dade County officials concerning the 22-acre mobile home park at 8275 to 8047 N.W. First Place and 7930 to 8060 N.W. Miami Court. It’s located in an unincorporated area just north of the city of Miami and south of El Portal.
The property owner wants the county to approve a “special district” with approval for up to 3,990 multifamily units, 250,000 square feet of retail, 107,800 square feet of office, and 312 hotel rooms.
As for the 306 deeded mobile home spaces on the site, the developer provided a housing study stating that 247 of them are occupied. The mobile home residents would be relocated in two phases, First, all homes north of Northwest 82nd Street would be moved to the south side of that street, then, all of the residents would be moved off the site.
The CDMP application would require County Commission approval. It’s part of the May CDMP cycle, so a public hearing should take place later this year.
The Soar property is located in ZIP code 33150, where the median household income is $35,680 and nearly 60% of residents are Black.
