Looks like plans for the tower have been downsized by 5 floors after dropping the affordable housing component. Though plans to build the affordable units have been moved to some unspecified future project in District Detroit. Fingers crossed that things stay on track and we see construction of student housing begin this year.

Plans for 13-story tower for University of Michigan housing in Detroit moving forward

University of Michigan officials are moving forward with a plan to establish housing in downtown Detroit for students and faculty of a new satellite campus currently under construction in the city.

The university Board of Regents has approved leasing 2205 Cass Avenue from developers of The District Detroit. The University of Michigan Board of Regents voted 7-0 at a special virtual meeting Thursday, July 17, to lease the site.



The university is gearing up to develop a more than 234,000-square-foot, 13-story residential tower at the Cass Avenue site. It would have 313 units for students and faculty. Officials anticipate completing construction by the fall of 2028.

The university would lease the property for an initial term of 40 years.

The preliminary development budget for the university housing project is about $186 million, which would be funded through the Center for Innovation.



The center, a six-story, 200,000-square-foot and $250 million development is expected to open in spring 2027.

The current plan for university housing is a shift from previous plans for the Cass Avenue site.

The District Detroit developers were planning an 18-story, 261-unit residential building with 54 affordable units for renters making between 40-50% of the area median income.

But board members of the Michigan Strategic Fund in January granted developers’ request to strip an affordable housing requirement from the Cass Avenue site, the Detroit Free Press reported.

The developers plan to honor a commitment to create 139 affordable units in future residential projects in The District Detroit, according to a joint statement from Related Companies and Olympia Development.

University of Michigan Center for Innovation, Related Companies and Olympia Development of Michigan break ground on Founders House

Today, The University of Michigan Center for Innovation (UMCI), Related Companies and Olympia Development of Michigan broke ground on Founders House, the new UMCI residential building for graduate student and faculty housing. Located at 2205 Cass Avenue, Founders House is part of the Transformational Brownfield Plan (TBP) for The District Detroit, a premier sports and entertainment destination featuring residential, retail, educational and office space in the heart of the city.

Founders House is located adjacent to the UMCI academic building, which is currently under construction and expected to be completed by summer 2027. Designed by Elkus Manfredi Architects with Neumann/Smith Architecture as the Architect of Record, Founders house is expected to achieve LEED Gold. The approximately 235,000-square-foot residential building will rise 13 stories and include 313 residential units, ranging from studios to one-, two- and three-bedroom apartments. UMCI will lease the residential building, which is anticipated to be completed in 2028, for an initial term of 40 years.

“This new 313-unit residential building for the UMCI represents the University of Michigan’s strong commitment to attracting and cultivating talent and innovation here in Detroit,” said Mayor Mary Sheffield. “Projects like this show what Detroit has to offer on a state, national and global level.”
