ST. LOUIS | The 314 | 29 FLOORS | 317 FT

A 29-story, up to 290-unit, mass-timber and concrete apartment building was proposed as part of a 5-component development in Downtown West. The developer is the AHM Group, a smaller local development firm that's been ramping up on the project side of things recently. The architect is Korb and Associates of Boston and Trivers of St. Louis.

The building will include ground floor retail and restaurant space, a 7-story parking podium with space for 350+ cars, a 7th floor restaurant and amenity deck, and of course apartments.

No timeframe on construction has been announced, but this project, like it's much smaller sibling properties, were preliminarily endorsed by the city's LCRA board today for a 10 year, 90% tax abatement.

The tower will rise just about a block north of Centene Stadium, which will be home to St. Louis City SC. This is also the fourth high-rise residential tower announced in the St. Louis area this year (the others being 50 South Bemiston, 10 South central, and Albion West End). This will also be the tallest building west of Tucker and east of Euclid in the City.

St. Louis is on a roll. It's not just the development of towers. The design of them has been very good, too.

I heard the UN is moving its HQ there. The eiffel tower is moving there soon as well. Elon Musk even decided he didnt want to go to mars anymore after visiting.

I really hope this gets built and continues the slow infill and rise of the middle of the Central Corridor. Any solid update on it?

I know this was up for review at the LCRA meeting a month or two ago and I believe it passed. I also believe the tax abatement bill cleared the Board of Aldermen. I'm unsure of where it's at beyond that though, but all indications seem to be pointing towards this one happening. It's the largest component of this firm's development in Downtown West.

St Louis: 29-story mass-timber frame tower

A 29-story mass-timber residential tower is planned as part of a 5-building project for the Downtown West area of St Louis. The site is located one block north of Centene Stadium. The project is scheduled to break ground this year. No exact height for the tower has been announced; however, it can be estimated at 295’ using a general 10’2” height per floor for residential tower construction.

About 5 months late in reporting this, but groundbreaking is expected this summer on the development. We'll see what happens though given all the recent political/economic chaos.

This project is expected to begin construction by the end of the year or early next. 287 apartments, 15,000sf of retail space, 373 parking spaces, $145 Million. The design was revised. This is still a 29-story, mass-timber building.

Interior renderings came as a result of the bid documents. The height of the building will be 317ft, which ranks it at the bottom of new St. Louis City residential towers, built and proposed. 200 South 4th Street is currently the tallest proposed at 45 floors, followed by 100 N. Kingshighway (built - 381ft), One Cardinal Way (built - 334ft), Albion West End (proposed - 320ft).

The 29-Story Timber Skyscraper ‘Energizing’ Downtown St Louis

The project cleared a critical financing hurdle late last year after the Land Clearance for Redevelopment Authority approved $171 million in bonds and a construction sales tax exemption for the broader $232 million, five-phase scheme — putting AHM Group in a position to finalise its design, secure remaining funding and select a general contractor before construction commences.
