1856-1910 Oxford Street West - 11s and 10s mixed use (Approved)

Two apartment buildings (11 and 10 stories) are proposed on what is now the rear of York's commercial development, in Riverbend. The two buildings are proposed to be connected via a 3 story podium. The first floor is proposed to be used as commercial space.

That's a good improvement for that site rather than the commercial buildings they planned originally for back there. It will be nice to get that corner finished. Wonder how long before they add the building 10 beside the car wash. Although that's going to really screw with traffic coming in and out from Westdel Bourne.

Yes this is a much better use of space, it looks like they are already prepping the area so I would expect this is expected to be approved and started fairly soon.

Really curious what #10 would be, its such an odd area and coming in off Westdel is already less than ideal

City planning staff is recommending that Council approve the zoning changes that would allow for this proposed mixed use development (11 and 10 storey towers connected via a 3-storey podium).

https://london.ca/sites/default/files/20...56-1910%20Oxford%20St%20W%20%28AR%29.pdf

This goes to the planning committee on October 22nd and then to full council on November 5th.

Sifton is concerned about sanitary sewer capacity issues on this York proposal.

Looking at the site photos, one thing really bothers me. The fugly commercial flags. They are everywhere lately. Up there with the equally fugly Air Dancers (also ubiquitous).

I hate these things.

I drove by yesterday and they have a tower crane set up on site already. Glad to see another tower crane in the sky again.

Not only did Sifton object this proposal, so did Drewlo. York knows this is a highly attractive area to be building with West 5 and Eve, etc. so they are not wasting any time getting the project going. Good for them. Having a concentration of highly competitive developers in this area is good for London. I don't think we have ever seen such a concentration of residential, office and retail in a small area like this for a while, but that is what should be built everywhere.

I read on a Byron FB group last week that this wasn't the York proposal that would basically be going at the back of the McDonalds parking lot, but rather another developer south of that (Sifton I think was mentioned). I drove by on Friday and the crane did seem a touch south of that.

Yes, I do recall a site that is zoned high-density that is located immediately to the south of this location that's owned by either Sifton or Drewlo. So it is possible that the crane is for that.

Will try to look online a bit later to find out what exactly is proposed for that lot and I can make a new thread for that proposal.

Interesting... I can't find any details about the proposal to the south online, other than the fact that it is zoned for high-density. I also cannot find a site-plan or building permit application for that proposal and the one that is the subject of this thread. Usually a site plan application is filed months before construction starts.

Drilling rig for the caisson pilings now working the south side hill of this site. Imagine they will need to shore up the south side against the slope of the hill before they start excavation work for the foundation footings and underground level. The developer of the townhouses south of the site are making progress framing up some more of the blocks.

Looks like the tower crane is in fact for the Drewlo 14s proposal just south of this site.
