Definitely nothing ground breaking on the aesthetics. Appreciate that it's removing two houses that had their driveways backing on to Fanshawe, as well as the entry to the building's parking is off a sidestreet.

Public meeting for this application is scheduled at the end of this month.

I would not be surprised if we see this building being downsized. In my NextDoor feed (which is like Facebook groups for neighbourhoods), there has been a lot of opposition towards this project.

In fact, the exact same thing happened with Westdell's building (being constructed now) down the road at 420 Fanshawe Park Rd - as it was originally proposed for 6 floors, and was downsized to 4 floors, due to the pushback in the area.

It looks the developer, Royal Premier Homes, purchased an adjacent lot, and they are now proposing an 8-storey apartment building with 299 units. As you can see from earlier posts in this thread, they received zoning approval for a 6-storey building 4 years ago.

Just for context, this site is located on the south side of Fanshawe Park Road at Geary Avenue, which is just west of Adelaide.

City planning staff is recommending that Council not approve the zoning changes for this proposal.

According to the staff report, the main reason is that they actually interpret the height of this proposed building to be 9 stories (and not 8 stories), whereas the height limit for buildings along Urban Thoroughfares in this place type is 8 stories.

There was also lots of neighbourhood opposition to this one.

This goes to the planning committee on June 9th and then to full council on June 23rd.

The renders show 8 floors. The property has a slight slope that exposes half of one of the underground levels on one side. That is being interpreted as a 9th floor???


I guess the lower level below that is the 10th floor and the mechanical penthouse is the 11th floor.


The debate on this will be entertaining most likely.

Of note one councillor wants the city to ask the province to bring back 3rd party appeals to the OLT which the province correctly eliminated 2 years ago. The OLT is bogged down still with appeals and never ending bureaucracy and steps that can result in appeals taking years to be heard and settled.

It's not the sunken storey, it's the mechanical penthouse which includes amenity space which is being interpreted as the 9th storey.
