But still too many parking spaces (150 units, 100 parking and 112 bike parking).

Agreed. I would almost prefer this on our traditional main streets than the giant 9-12 storey blocks.

Scarabelli Realties is proposing to redevelop the lands municipally known as 30 – 48 Chamberlain Avenue in the City of Ottawa with a 16-storey mixed-use building containing a total of 150 residential apartment units and 395 square metres of retail space at-grade. The existing buildings on the subject property will be demolished in preparation for redevelopment.

The proposed development includes a mix of studio, one and two-bedroom units. The building design respects the form and character of the low-rise residential neighbourhood to the south through the 3-storey podium scale and the use of red brick masonry, while the 16-storey point tower is designed with predominantly glass and light paneling in order to reduce the visual mass of the building while positively contributing to the city’s skyline.

Vehicular access for the development is provided from Chamberlain Avenue on the western portion of the subject property. Two underground parking levels provide 100 vehicle and 112 bicycle parking spaces. Ten at-grade vehicle parking spaces are located along the western property line for visitor, delivery, and short-term parking requirements

Great spot for a development. Love seeing more towers along the 417!

Scarabelli Realties eyes 16-storey residential tower on northern edge of Glebe

An Ottawa real estate firm is looking to tear down a pair of commercial buildings on Chamberlain Avenue near the Queensway and construct a new mixed-use building on the site, according to planning documents filed with the city.

A rezoning application filed on behalf of Scarabelli Realties says the proposed 16-storey tower at 30-48 Chamberlain Ave. would contain ground-floor commercial space and 150 residential units, including studio, one and two-bedroom suites.

The property currently features a medical building and a two-storey office building, both of which would be demolished for the proposed tower.

It’s the latest infill development proposal along the Queensway corridor in the Glebe and Centretown. Roughly a block to the east, on the other side of Bank Street where Chamberlain Avenue becomes Isabella Street, Minto wants to build a 16-storey mixed-use highrise on a vacant land parcel. Further east, another developer is looking to construct a seven-storey mixed-use building on Isabella Street, between Metcalfe and O’Connor streets.

And, on the north side of the Queensway, Lamb Developments completed its 20-storey SoBa condominium tower on Catherine Street, just east of Bank Street, in 2019.

Great proposal in my opinion. A common roof terrace on the tower would be a nice add-on given the sweet City and treetop views to be had.

Agreed. I like the scale and location of this. Bring on more core intensification.

Very pleased with the design and the use of the space! Looks very similar to the tower next to the TD Place, which I think was also a Hobin design.

Those angled windows on the north side look interesting, but I worry that a head-on view of that face of the building will look like one giant blank slab.

My only concern with this project is that there are going to be people in cars trying to exit the garage, cross Chamberlain and make it into the far lane to go north on Kent.

An easy solution to this would be to simply extend the curbing for the NB Kent lane further westward to prevent people from doing this. It's not difficult to go east on Chamberlain and turn left onto Bank NB.

Or a sign about not going north from 8:30am-9:30am, because that's really the only time Chamberlain is busy.

IMO there's not enough height here. Add 5-10 stories. Mainly because those first 5-10 will be all traffic noise. Highway-side condos only really work if you're 20+ stories up.

Maybe I'm just afraid of change from 27 stories everywhere else lol

Revised proposal:

The proposed development for the subject site is maintained as a 16-storey mixed-use building within a podium and tower design approach. However, changes to tower have been made, along with some revisions to vehicle and bicycle parking. All structure, floor plates and parking layouts were updated to function withing the new layout discussed below while maintaining 150 total residential units.

The original development proposal for the subject site placed the tower to the eastern portion of the site with a 1.5 m setback to the property line. The revised design has increased this side yard setback to 10.2 m along the east side.

The underground parking access and ramp has been revised to be located within the building envelope instead of projecting into the rear yard and beyond the podium while the at-grade parking spaces at the rear have also be relocated. This revision will allow for the foundation wall to be further setback from the rear property line, which will allow for vegetation to be planted for further screening in addition to the privacy fence. The ramp is also functionally concealed towards the back by the extended facade wall while the garage door is placed at the bottom of the ramp which reduces the noise impact.

The main residential entrance sequence has been revised for a better street presence and to accommodate the changes mentioned above.

Additional bike parking was added; with the proposed building now at a 1:1 ratio with 150 bike spaces for 150 units.

And so the intensification around the 417 takes shape.

Pretty nice project though, I like the brick podium and the zig-zag tower shape. The "tip" or point of the tower too, if build as-is, would help bring a nice design element to this building.

Agreed, very nice design and essentially perfect for that lot. Although to make the rendering of Central Park more accurate, they need to throw in about 30 off-leash dogs in all corners of the park.

The level of opposition from residents and some councillor to a 14 story tower next to the highways gives me no hope
