316-332 Clifton Rd | 12m | 3f | Approved

The proposal is for the lands known municipally as 316, 320, 324, 328 & 332 Clifton Road, which represent a row of rectangular shaped lots consisting of single detached homes along the west side of Clifton Road. These lands are owned by separate entities that are partnered for the proposed development, with the intent for the parcels to be legally merged following required planning approvals.

Clifton Property Development Inc. is proposing a low-rise residential development consisting of 29 residential dwelling units and an internal private way. Of the 29 proposed units, 17 will be townhouse dwellings and 12 will be stacked dwellings. Each dwelling will include an attached garage with vehicle access provided by an internal private way ranging in width from 4.5 to 6 metres. The proposed building heights are three-storeys with the third storey stepped back for units facing public ROW.

Looks good! Kind of a weird spot though, no? You'd think they'd try for a bit more height in this location.

This is actually a very charming street and one of the nicest blocks in the area and I am sad that it will now lose its character for this shit.
Note: I'm not anti-development and I don't live in Westboro

I would agree with the "charming" statement for large swaths of the old west end, but not Clifton. All of the houses are of different styles and eras. The red brick house closest to Scott is nice, but then there's a plain maybe 60s white brick house, lots of paving between the two, followed by what looks like a 70s house with 90s brick, a big square house with siding, two small, plain stucco bungalows and we end with another nice red brick house.

If it was lined with red brick houses, then yes I would say "charming" with lots of character, possibly worth preserving, but as a collection of houses, I would say this block is disposable.

I quite like this proposal. Great to see that they're not trying to overbuild as they are doing in many other areas around here (I have no issues with towers on Scott, but many of you know my opinion on Traditional Main Streets). I suspect the community and Leiper (or at least Leiper) will be happy with this modest proposal.

I actually think this is a decent proposal that fits the area nicely. It should add a bit of density too.

I almost feel like Blocks 1 and 3 should be taller, like 5-6 stories, so they step up to the future towers on Scott Street and transition down nicely to the 3-storey townhomes and stacks.

Hopefully they all have green roofs -- either vegetation of some sort, or rainwater collection systems, or solar panels, or...

The combination of a desirable urban location, an environmentally conscious focus and top-quality construction are just three of the key factors that make The Gramercy Westboro townhomes of particular interest to potential buyers.

Pointing out that the supply of townhomes is very limited in and around Westboro, investor and project manager James Macmillan says that this makes the 29 upscale, freehold townhome-project planned for Clifton Street “attractive to a wide variety of purchasers.”

Among the 200-plus individuals who have already expressed considerable interest are “people who have lived in the area but are now looking to simplify their lifestyle, and others who have been in a suburban townhome but want to live closer to downtown,” says Macmillan.

Noting that the concept for the spacious three-storey Gramercy townhomes has been developed in close consultation with Ottawa architect Barry Hobin of Hobin Architecture Inc., Macmillan says that the focus has been on the most effective way “to make the Westboro lifestyle acceptable to people who aren’t looking for condos and don’t need the size or cost of a large single-family or semi-detached home in the area.”



Westboro has long been regarded as one of Ottawa’s most desirable areas. As well as being close to the centre of the city, the trendy, vibrant neighbourhood houses a wide assortment of artisanal cafés, patios, art galleries, bakeries and gourmet restaurants.

“Given the many amenities and its location, Westboro is always going to be a popular neighbourhood in the city,” says Macmillan. “Some of the distinguishing features are that Westboro includes many of the benefits of urban living such as restaurants, gyms and nice shops, while having more of a neighbourhood feel than you would have if you were right downtown. You also have more flexibility by not being right in the centre of the city. We’re just a few minutes bike ride from Gatineau Park or other parks and open spaces to the west and south.”

The site on Clifton Road, between Scott and Richmond roads, has already been rezoned to allow the development of the townhomes, which will incorporate such features as “heritage bricks, dark window trims and wood accents, while maintaining a modern esthetic,” reminiscent of New York style, high-quality walk-ups. The three different types of townhomes in the six blocks of the development range from 1,500 to 1,900 square feet over three levels. The various layouts incorporate slight differences in character though each includes such popular features as a terrace off the master bedroom. As well as including a choice of floor plans, the unit styles offer opportunities in partnership with kitchen and cabinet supplier Deslaurier Custom Cabinets.

At a time when an increasing number of people work from home, the various floor plans also offer the flexibility to accommodate two offices — if both members of a couple are working at home — or up to three bedrooms. The goal is to combine practicality, a sense of space and elegance in the comfortable and refined character throughout the project, to be constructed by Gatineau builder Ed Brunet of Ed Brunet and Associates.

Ensuring that the development is a good fit for the immediate area, Macmillan says “part of the guiding philosophy has been to keep the height to residential level.

“The idea is to respect a beautiful residential street and keep the existing scale while offering a different type of housing that is not currently available,” he says. “This is a great opportunity to live in a wonderful community right in the heart of things.”

Further, he points out, “We’re seeing more and more people concerned about their impact on the environment. And one of the greatest things you can do in terms of lifestyle is to live downtown rather than in the suburbs. Added to this is that many people are shifting from being two-car households to becoming one-car households.”

With so many amenities within easy walking distance, as well as the proximity to LRT and other public transportation, The Gramercy Westboro townhomes are perfect for the single-car lifestyle.

“Having a meaningful impact on people’s carbon footprint and seeing fewer cars on Clifton Road are other attractive aspects of the development as well,” says Macmillan.

With readiness for occupancy expected before the end of 2023, the luxury townhomes will be priced in the low $900s.

My guess 1.5 to 2 million..... and another if I had the money i'd buy in a second.

Does anyone know what's going on with this development? I drove past today and saw a few signs seeming to advertise vacant land with a phone number for inquiries...I think— can't quite remember what it said.

Haven't heard anything. If the land is for sale, they must have given up. Weird, since it was approved only a little over a year ago.

Well with the location and the fact that towers are popping around it, they might have evaluated that they might get more profit by selling the land to another developer who's willing to build a tower.

The homes on this property have been demolished.

There is fencing and a phone number for inquiries. I suspect the owner/develope is hoping that the developer for the Buddist temple property purchases it

Given that that project just went back for changes but not any changes including this property, I doubt that will happen..
