San Francisco’s largest landlord, Boston Properties, Inc. (BXP), plans to start construction by the end of next year on the first phase of an office complex at 4th and Harrison streets.

Boston Properties’ development calls for a 14-story office tower as part of a total of 770,000 square feet of Class A office space along with 29,100 square feet of PDR, 3,900 square feet of retail use, 3,000 square feet of child care use, and 16,700 square feet of public open space on a 2.3-acre site at 725 Harrison St.

The first phase involves 505,000 square feet of office that passed another hurdle, receiving an allotment from San Francisco’s office cap . . . .

Boston Properties first started working on the site in 2014 and received Planning Commission approval last week. The developer agreed to set aside about 15,000 square feet of land for a 144-unit affordable housing project.

The project, designed by HOK, is moving forward after several years of delays on the city’s Central SoMa Plan, which upzoned 230 acres of land for office and housing development and was finalized in September. The project site sits two blocks from a forthcoming stop along the city’s Central Subway line . . . .
