Bradshaw on Bank [1050–1060 Bank St] | 19m | 6f | Completed

The first consultation session for a proposed mixed use building at 1050-1060 Bank Street was held on June 11, 2019. Following is a link to a PDF of the presentation drawings provided by architect Maurizio Martignago.

I was just walking past this site the other day and thought it would be a good location for a mixed-use, mid-rise development. I think i'm happy with how this looks and the frontage.

Yes, I like it. Not excessive for the location. Nice to replace what was at one time two 1950s gas stations.

Should be a slam-dunk, unless the neighbours give it a hard time (can it be seen from the Canal?!). They've certainly put the Southminster project through the NIMBY grinder.

I don't think it will be slam dunk. The proposal is 6 stories, but Bank Street in Old Ottawa South is zoned for 4 stories (15 m), so a zoning variance will be required. There are some people in OOS who think that zoning limits are written in stone, and should not be exceeded.

Personally I like the proposal. It will improve the streetscape along this block of Bank St by getting rid of the parking between the existing buildings and the sidewalk.

This is perfect for the location. Maybe the neighbourhood will get it's Starbucks back, that would be a good spot for one! I was shocked when the one a couple blocks away closed about a year ago. The whole commercial strip of Old Ottawa South has had so many ups and downs over the years. Medium density developments like this could give the community a shot in the arm without overwhelming it.

Section 107 (1) (a) (iii) (aa) (i) it has a maximum width of 3.6 m (no minimum ?) and the theory is that with less than 20 cars it is unlikely a car would be coming in and out at the same time. Mirrors are helpful for cars at each end to ensure nobody is coming the other way.

At 3.6 m wide two compact cars (with mirrors pulled in !!!) can get by if they are hugging the edge of the driveway.

Did not know that. Is the neighbouring Southminster project still planned for 6 storeys?

This random tree covered lot is interesting:


Apparently it belongs to 1060 Bank Street, also the "rear passage" is a road parcel (laneway). From streetsview the "tree covered lot" looks like it is currently being used as sort of a storage area / parking lot extension for the Barley Mow

Not sure how well it work with a longer driveway though. Lots of pressure to back up 60m+ with your neighbour staring you down.

I actually kind of like this proposal. OOS could benefit from some development to fill in the gaps. It seems quite narrow; if they got rid of that lane in the back (and got rid of parking) then they'd have more space inside the building. Although the public transit in this area is poor...

I like this proposal. Good scale for the area. I want to see more of this on traditional main streets.

Anyone know what’s going to happen with the Barley Mow? It’s been my go-to predrink and pubgrub spot on sporting event days at Landsdowne. I’ve been there 20-30 times in the last few years.
The servers are attentive, and it’s easy to get in, get a table, get your food and craft beers predictably, and get your bill promptly without logistical hiccups. These are things the spots right at Lansdowne can’t consistently offer on game days.

6-storey apartment building proposed for Old Ottawa South
Development would replace neighbourhood mainstays Barley Mow, Boomerang, Siam Kitchen

An upstart developer is proposing a six-storey apartment building for a prominent block of Bank Street in Old Ottawa South that's currently home to three long-standing businesses.

Preeminent Developments has circulated a preliminary design for 1050-1060 Bank St., between Aylmer and Euclid avenues, for public consultation, but hasn't yet filed a development application with the city. It's the firm's first major project.

The block, across Bank Street from the Sunnyside branch of the Ottawa Public Library, is currently occupied by Thai restaurant Siam Kitchen, consignment shop Boomerang Kids and The Barley Mow pub. All three businesses have been neighbourhood mainstays for years.

To the north sits Southminster United Church and the Rideau Canal, and to the south is the historic Mayfair Theatre and Quinn's, another pub.

Preeminent Developments is co-owned by Ottawa restaurateur Domenic Santaguida, whose Vittoria Trattoria restaurant in the ByWard Market was heavily damaged by fire in April. The company owns two-thirds of the property, while the portion occupied by The Barley Mow is owned separately.

Santaguida said there's a plan to merge the properties, but stressed the project is in its very early stages, and could take years to come to fruition.

"The earliest we could do anything is 2022, assuming we get the approvals, and assuming there's still the interest in rentals that there is today," he said.

Santaguida said if the development does one day go ahead, the current tenants will be give at least a year's notice and offered help to relocate.

"We're all community people," he said. "My intention is not to be disruptive, it's to have as minimal impact as possible."

According to a preliminary design produced by Ottawa firm KWC Architects Inc., the development would contain 41 units, 30 of them one-bedroom, and feature 7,500 square feet of retail space on its ground floor. It would have just 16 underground parking spaces for tenants, with access off Euclid Avenue.

The property is designated "traditional mainstreet" in the city's official plan, which encourages mixed-use development that supports walking, cycling and public transit use.

Current zoning limits building heights in the area to 15 metres or four storeys, but the developer plans to ask for a variance to allow around 20 metres, according to the proposal.

KWC also wants to eliminate landscaping, reduce the rear setback and provide just one visitor parking spot instead of the required four, all of which will require variances.

"Overall, this proposal is compatible with the intent of the bylaw," the proposal states.

The design was presented at a public meeting requested by Preeminent Developments on June 11, where some community members objected to the variances, according to Capital ward Coun. Shawn Menard.
