The Hillside [250 Besserer St] | 29m | 9f | Completed

250 Besserer Limited Partnership, the owner of the subject property at 250 Besserer Street, proposes to demolish the existing office building and garage and redevelop the property with a nine (9) storey, mid-rise residential apartment building consisting of a total of 99 dwelling units, with associated parking.

The subject property is located at the southeast corner of King Edward Avenue and Besserer Street in the Sandy Hill community in Ottawa, and is known municipally as 250 Besserer Street. The square shaped corner lot has a total area of 910.8 square metres with equal frontages of 30.18 metres along Besserer Street to the north and King Edward Avenue to the west.

The proposed building will feature a mix of unit options, as follows: 18 bachelor units; 63 one-bedroom units; and 18 two-bedroom units. The building’s main entrance will front onto Besserer Street; a fire exit door is located along King Edward Avenue, though separated from the public right-of-way by a retaining wall due to site grading.

A covered parking garage is proposed to provide the nine (9) required parking spaces for visitors. Access to the parking garage will be provided via a driveway near the east interior side lot line, along Besserer Street. No parking is proposed to be provided for the building’s residents. The absence of resident parking is judged to be appropriate given the subject property’s proximity to the Central Area, the University of Ottawa Campus, the Rideau LRT Station, and two Transit Priority Corridors.

Developer proposes nine-storey Sandy Hill apartment without residential parking

A Toronto-based developer is proposing to build a nine-storey apartment building at the corner of Besserer Street and King Edward Avenue in Sandy Hill.

According to a site plan application filed with the city, the builder is 250 Besserer Limited Partnership, a group based in downtown Toronto. A low-rise office building, parking lot and a small garage currently occupy the property at 250 Besserer St. The office building and garage would be demolished to make way for the new project.

The proposed building would include a mix of bachelor, one-bedroom and two-bedroom apartments for a total of 99 residential units. A lounge and fitness area are proposed for the ground floor, and the application also calls for a rooftop amenity area.

A covered garage would provide nine spaces reserved for visitor parking, but the proposal does not include any additional spots for residents. Instead, the developers say they will “encourage alternative modes of transportation” by providing 99 bicycle parking spaces on site as well as 12 more just off the property.

Noting the site is 300 metres from the University of Ottawa campus and less than 600 metres from the new Rideau LRT station, the builders say they’ll be targeting tenants who don’t own cars. They also said the property is located near a parking garage and spaces are also available on nearby streets.

“The units will not be marketed as having available parking, thereby helping to eliminate potential tenants with vehicles,” the application says.

The building’s proposed height of nearly 29 metres exceeds the 19-metre limit allowed under current zoning. But the developers say several other nearby buildings on Besserer Street are already taller than 19 metres, adding that the proposal for nine storeys is “consistent with what the Sandy Hill Secondary Plan envisions for the subject property.”

The documents did not give a timeline for the project, which must be approved by city council.

Have we dropped the bar for architecture in this city so low? This is offensively ugly.

Ya, and this is a Barry Hobin design too. They must have been given a very small budget to stay within.

I agree, this is really bad. I thought we got over these kinds of ugly buildings post 1990.

What a piece of crap! You'd think by not building underground parking, they would have money left over for proper architecture.

This looks perfectly fine now. With all of the density going in around this intersection i'm still absolutely blown away that the 23 story tower on the former Nate's Deli site became a frickin' single story Shopper's Drug Mart.

Excuse you, that Shopper's is 2-stories with a uOttawa Health Services office on the 2nd floor.

Agreed, the changes and new updated version look much better. Great little infill in this area and adds good rental options for Rideau/Sandy Hill and OttawaU Students.
