Masonville Place Redevelopment

Cadillac Fairview (CF) has proposed an ambitious redevelopment for the southern half of their Masonville Place property.

The proposal includes a 22-storey, 20-storey, and 18-storey high-rise development with a 6-storey podium and 4-storey parking structure and 2 levels of underground parking along the east side of Richmond St.

On the north side of Sunnyside Drive, they are proposing a 16-storey high rise with step down to podiums starting at 8-storeys and eventually going down to 2-storeys. There will be a 2-storey parking structure within this building as well as 2 levels of underground parking.

Lastly, on the east side of North Centre Road CF has proposed a mid-rise development of 9-storeys, 7-storeys, and 5-storeys with a 3-storey parking structure and 1 level of underground parking.

CF is also proposing a significant amount of public green space throughout the lands they are looking to redevelop.

This redevelopment proposal aligns with similar proposals the CF has brought forward for other mall properties they own across Ontario.

Awesome proposal! Exactly what is needed to increase density. Tricar should go back to their original proposal for their project now. The local anti progressive and anti development NIMBY's should be ignored.

Maybe they still have faith the north BRT is going to happen at some point. Anyway it's a good way to grow their local customer base.

BRT is irrelevant to this project. Site is already well served by plenty of mostly empty buses. If some future improved transit happens that is only a bonus.

I'm sure part of their thought process is that by the time this gets going, there could be a new, BRT-friendly administration in power who wants to bring the north route back in. This is exactly the kind of development that BRT was supposed to create.

Any signs CF is making progress on this proposal? Wondering if their assumptions and plans have been rethought due to Covid.

I doubt they are having second thoughts because of Covid. If anything, they probably want to build these places faster and get a larger local market for their mall and a new income source. But you know how this city operates. By the time they get around to actually seriously looking at this at council, there will be people living in the new 7s buildings on the west side of Richmond who will be complaining about the taller buildings at the mall. Was kind of surprised that this topic was quiet for a year though.

I hope it advances. We need to ensure that there is one decent mall in london worth patronizing. Masonville will be the last man standing.

I just don't like the layout or store mixture of White Oaks. Westmount is a retail ruin. If Masonville starts going like White Oaks (i.e., if CF sells it to RioCrap, or whomever), I will shift some of my shopping to another city.

Interesting article in FP about the uncertainty of REIT's due to impacts on office and retail real estate. Checking CF website they have no mention of the proposal from 2019 to build all these high rises on the Masonville Mall parking lots. Would not be surprised that their finances have been hit hard by Covid19. Apartment vacancy rates in London have also jumped up due to lack of students and immigration. Will the vacancy rate go back down again?

Still no activity from CF on moving this forward at Masonville Mall. I suspect most of the issue is the uncertainty around the Secondary Plan process.

Interesting to see how different density is used around these mall proposals in other municipalities. Pickering is looking at 6000 units in a proposal.

Interesting news out of Montreal with CF announcing they are switching from offices to residential for this downtown project. The article also says they plan to invest over $4.7B in new projects in the future.


I wonder if one of those is the Masonville Mall residential redevelopment once the OLT appeals are finally settled?

The Masonville secondary plan was approved by the Ontario Land Tribunal just recently on June 26, 2023, according to an update on the project page
