The Properties Group has submitted a development proposal for the lands municipally known as 70 Beech Street and 75 Norman Street.

The proposed development is a 6-storey mixed-use building with commercial uses on the ground floor. Five (5) storeys of residential are proposed above, consisting of forty (40) one-bedroom rental apartments.

it should be low vacancy for the 1b's with proximity to Carleton, downtown by rail, and booth street/civic hospital employment.

I guessed it was designed by Lahey, and it turns out I was right. It is right beside their offices, anyhow. I'm kind of fine with it's design, though I wish there was actual colour used besides the usual grey and white. There are 5 parking spaces and 0 visitor parking spaces (that make sense). It would be nice if they could get a grocery store in the area.

Funnily, this is literally right behind my sister's apartment/ rental house.

I'd still like to see it turned into a civic square/park with this kind of infill around it. Little Italy is lacking in those kind of features, and it will be seeing an influx of new residents.

There's park space planned for the Booth Street Complex redevelopment.

Not to mention Dow's Lake/ Arboretum, Commissioner's Park, Experimental Farm almost immediately north of this area. It would be overkill to have such a large site used for more greenery.

Not to mention Ev Tremblay Park a little to the west on Beech, as well as McCann Park on Norman (affectionately known by my kids as the Train Station Park). But yeah, I eagerly await the day some kind of proposal comes out for the parking lot.

Agreed. The parking lot block could be a prime space for a dense six-to-ten storey residential/commercial mix. Dow's Lake and the Arboretum are not far from this site for needed greenspace.

I think greenspace has different functions, and none of those places function as community space. Not are they likely to be revamped to function like community parks anytime soon. They are also peripheral to the neighbourhood.

The current parks in the neighbourhood are small and inadequate for the number of people that will be coming in with the new developments. I’m all for density, but this is a chance to do it right. Booth Street may include something more along those lines, but I don’t recall seeing any major community spaces.

The beauty of that site is that it’s large, central and would be perfect for community events etc. Those kind of spaces are particularly important in high rise communities.
