In Edgwater, the 1700 Biscayne Blvd. spans 3.04 acres in an opportunity zone. Up to 60 stories with 500 residential units per acre or 1,000 hotel keys per acre as well as office and retail space can be built there.

Both sites have T6-36B-O zoning, allowing developers to build mixed-use high-rises that will make permanent impacts on the Miami skyline, brokers say.

The picture has nothing to do with the article (1700 Biscyane is a mile or 2 north of the picture below) but the north side of the river vacant lot is the always proposed/on hold Riverfront tower with the 2 towers connected at the top. That picture is on the Lofty Brickell property.

Melo Group has acquired additional density rights for its property at 1700 Biscayne. Records show that Melo is now permitted to build 2,471 residential units on the property after it closed the transaction. The transaction was first reported by Traded. The developer was previously permitted to build 1,518 units. Records show it acquired rights for 955 additional units from an affiliate of Stiles, the owner of the Publix property across the street at 1776 Biscayne. The transaction also included a transfer of 400,000 square feet of FLR and 730,000 square feet of bonus FLR from the Publix property to the Melo property.
