World's Tallest Modular Hotel Coming to 842 Sixth Avenue in NoMad

A new 25-story AC Hotel by Marriott is planned for booming NoMad (North of Madison Square Park) at 842 Sixth Avenue. Judging from plans submitted to the city and images from the architect's website, the building may become the world's largest modular hotel, taking the crown away from the 19-story citizenM Bowery, that is set to open later this year. Renderings of the forthcoming tower depict a slick design courtesy of the award-winning architect and television host Danny Forster of DFDS. Best known as the host of the "Built it Bigger" series on the Science Channel, Forster was also tapped to design the AC Hudson Yards Hotel, renderings for which we revealed last year.

The site of the forthcoming AC NoMad Hotel is between West 30th and 29th Streets a few blocks south of Macy's and Herald Square. A marble-clad, 5-story structure on-site is currently being demolished. The lot is directly adjacent to The NOMA, a newly-built FX Fowle-designed condo, directly west of an under construction Virgin Hotel at 1225 Broadway, and across from the Eventi Hotel/Beatrice rentals, which opened in 2011.

According to permits filed back in December, the hotel will span 77,891 square feet of residential space and contain 168 rooms. Guests will enjoy plenty of amenities, which will include a reading lounge, fitness center, conference room, coffee bar, and "AC lounge," and many outdoor amenity spaces on the 3rd and 4th floor. The hotel rooms will occupy floors 5 through 25. Like the AC Hudson Yards Hotel, the architect of record is listed as Epstein Global.
The fabricator of the modular units point to Polish-based company DMDmodular. The firm's website shows off some AC Hotel modular prototypes and lists an unaddressed, equally-scaled NYC hotel as one of their upcoming projects. The page states, "Turn-key two modular hotel rooms, produced at our production facility within the first phase of the world's tallest modular hotel, which will be located in NYC. Each guest room will be based on a singular modular unit." Per the website, the firm guarantees up to 70% time saving due to production in a dry, factory controlled environment, and then transporting of the complete building parts to a fully prepared site, for a faster return on your investment.

Marriott International Inc. is laying plans for what it says will be the tallest modular hotel in the world, in Manhattan’s NoMad neighborhood. Its 168 guest rooms will be assembled in a factory in Poland, shipped overseas and trucked into New York in the middle of the night, when the city streets can accommodate the oversized loads. The 26-story AC Hotel is expected to rise in 90 days and open next year. Marriott wants the tower to serve as a beacon to developers, lenders and factory owners.

“Our goal is to move the industry,” said Eric Jacobs, chief development officer for the company’s select-service and extended-stay brands in North America. “Cost and time is really important to owners and developers. It’s about speed to market, and any time we can move that needle, it’s good for everybody.”

Hotel companies like Marriott would like to ramp up modular construction because it can help them open new properties faster, a key path to increasing revenue. The method saves time because builders can do site work while rooms are being built in the factory, Jacobs said.

Surprised no conversation on this project. Modular could be something to aid demand amidst absurd construction costs. Possibly even providing a quicker solution to housing needs.

In this case, its a hotel, but there is promise in regards to residential units.

Work Appears Stalled On Danny Forster’s Modular Hotel At 842 Sixth Avenue In NoMad

The narrow rectangular plot is located along Sixth Avenue between West 29th Street and West 30th Street.

A recent photo from Tectonic shows the site still sitting quiet. The reinforced concrete foundation walls and slab are finished, and a large amount of steel rebar protrudes from where the inner walls and columns will eventually rise. The base of the construction crane is in place, but the rest of the tower and boom has yet to be assembled.

The architectural height of Forster’s design will eclipse the Lower East Side’s citizenM New York Bowery Hotel, which currently holds the record. The AC NoMad Hotel’s modular components will be manufactured, packaged, and delivered from Poland.

It is unclear when work will restart or when will the modular hotel be completed. YIMBY last reported a target date of spring 2020, but sometime in the second half of 2021 is more likely.

Foundation work had already begun at the site for the planned 26-story AC NoMad Hotel by Danny Forster & Architecture, which would have stood as the tallest modular hotel in the world. The project stalled out in 2020 with the perimeter walls in place and rebar protruding for interior columns that were never formed. Hung Pin Hung’s Brooklyn-based Pro-H Development purchased the property last year for $30 million after former developer Robert Chun defaulted on the project’s debt, according to The Real Deal.
