AUSTIN | Indeed Tower | 542 FEET | 36 FLOORS | T.O.

The University of Texas is building a new system headquarters on property it owns in Downtown Austin on the southern half of the block located at the northwest corner of West 7th & Colorado Streets. The university also owns the full block to the south where its current 9-story administration offices are located. Once the new building across the street is complete and occupied, the old building, adjacent parking garage and adjacent Claudia-Taylor Hall will be either leased or redeveloped. There are no height restrictions on the block.

UT seeks developers' brainpower to help transform downtown block
Jul 29, 2015, 7:59am CDT

The University of Texas is asking developers for their ideas on how to transform an entire block of downtown Austin real estate.

The property in question is known as Block 71 and is bordered by West Seventh, Colorado, West Sixth and Lavaca streets. Its total size is 1.6 acres.

Developers are being asked to include their vision for the property as part of UT’s request for qualification process. The RFQ will need a basic outline of the concept with ideas, which could include a mix of residential, offices and retail, along with background on the submitting company’s history of commercial and development projects that show they would be able to follow through.

Cross posted from the Austin section. The tower seen here appears to be around 670 feet judging from the other buildings.

I asked what type of building and she said it would be retail at bottom with office in middle and residential at top. I asked when it would start, she said she wasn't sure so she asked another worker who was passing and he was being vague, saying he didn't know for sure because there were still three and they haven't decided. I don't know exactly what he meant, but my impression is that UT has three developers that are interested in building it and they have yet to decide on who yet. Here are some better quality pictures of the renderings that I took while there.

A few more details on this project. Also, the site plan has been filed for the office tower:

https://abc.austintexas.gov/web/perm...ertyrsn=549050
Quote:
Description: The applicant is proposing the redevelopment of the existing University of Texas Systems complex to an office building.

Project Name: Block 71

Address: 220 W 6TH ST AUSTIN TX 78701

From what I understood, the building will be built above the current CTJ building facade, but CTJ itself will be gutted for ground retail. I'm not completely sure if the building will take up the half-block or just the CTJ portion, but the plaza will be demolished. The renderings of the building were described as "really cool", take whatever you will from that.

The building will open up to a park which will be built on the northwestern portion of the block. The parking garage that is currently there will be demolished. Eventually, a residential high-rise with ground retail is planned for the northeastern portion. They want to start within the next 5-6 months.

So basically a 35-story office tower, a park, and a residential high-rise of unknown height.

The infrastructure and demolition plans were posted today to the city's website. A 9-story office building along with a plaza will be demolished to make way for this project.

ftp://ftp.ci.austin.tx.us/ATD_AULCC/...tion_PLANS.pdf

The site plan was also posted which shows the building elevations. It's 512 feet 10 inches to the top of the mechanical penthouse screen and will have 36 floors.

This will be Austin's 2nd tallest office building - just 3 feet shorter than the Frost Bank Tower. If it were complete today it would be Austin's 6th tallest building.

ftp://ftp.ci.austin.tx.us/ATD_AULCC/...0Blk_PLANS.pdf

We haven't seen any renderings yet for this one, but the elevations give some idea of how it'll appear.

These are the first renderings we've seen of the current plan.

Southeast - northeast

Northwest - south

Northwest top of building - southwest looking up - south looking up

Looks very similar to the Vanir Tower proposal in Sacramento.

If my memory serves me correctly from my travels to Austin in the past, this will stretch the skyline.

Here's the site. It'll be a block west of the One American Center, which is 401 feet tall and two blocks to the northwest of the Frost Bank Tower. At the moment this would be the tallest building that far north in Austin. So it is going to stretch the skyline a bit.

Construction fencing went up.

Soil retention plans, these seem to be updated from the ones I posted last month.

ftp://ftp.ci.austin.tx.us/ATD_AULCC/...stem_PLANS.pdf

And an article on the impending doom for the 9-story building that's on the site now.

Quote:
Requiem for an Ugly Building: Ashbel Smith Hall at Block 71

JAMES RAMBIN NOVEMBER 9, 2017

I’ve said before that I never met a building I didn’t like. Even among the structures most hated by the general public — from the eyesores brought about by brutalism, to absurd postmodern self-parodies of buildings that aggressively confront the very definition of architecture — I’m usually able to dig up at least one charming element, a shred of evidence that a thinking, feeling human labored over its design with care at some stage. Usually.

So when Austin’s Historic Landmark Commission approved the demolition of the Ashbel Smith building — a nine-story tower constructed in 1974 as administrative offices for the University of Texas by architects Jessen Associates — to make way for the shiny new Trammell Crow office tower planned at Block 71, I couldn’t help but get a kick out of their comments.

The height has increased to 555', and we have some new renderings. The possible second tower is back in the picture. In the file linked to below the renderings there is a letter from the architect stating that a future residential or hotel project would replace the new plaza on the block.

Moar renderings. Indeed's rumored to be the driving force behind this one, which is now scheduled to begin Jan 2018.

This project went through a minor change with the FAA having a concern about its height. Oddly enough, it was only reduced by 13 feet to 542 feet tall. This will still make it Austin's tallest office building, and 5th tallest overall.
