Pre-Application Conference to discuss a Type III Design Review for a project that includes below-grade parking and 2 separate new buildings that will contain leasable office space, ground-floor retail and amenity
space--approx. 300,000 square feet. Ecoroofs are proposed. The applicant has submitted a list of questions for staff to address. Note that last year a different proposal for this site was discussed in a preapp. conference.

It looks pretty nice for office space, retail in that neighborhood would be a big plus, and it's a good location with fairly easy freeway access (via Thurman/US-30 or Front), and it's a decent buffer building for the noise from the trains. Offices are just better suited to be next to train tracks than condos/apartments for too many reasons.
This project didn't have its DAR in August, and is now scheduled before the Design Commission for Thursday next week. The design have evolved a bit since then, and with that is a new set of drawings [PDF - 15MB]. Now known as "Field Office".

The drawings are trying to suggest that a three building configuration that continues the block pattern from the other side of Naito is not viable due to the small parcel size left behind. That's clearly ridiculous as the foot-prints of the proposed buildings are not much larger. This project is really curling away from the street at its edges which would be nice in a really dense part of the CBD but not on this site. This site really needs better spatial definition. It needs buildings that come right up to the lot line and continue the spatial pattern that already exists. Its not appropriate to be an "interesting" exception when the structure of the surrounding city is not very well defined in the first place. I hope this scheme gets shot down and they come back with a three building plan. ...even if they needed a few skybridges to make the floor plates work.

Gorgeous indeed. I like how this project will provide a counterpoint/rebuttal of sorts to the buildings across the street.
Looking at these renders also makes me wonder about the status of the land where One Waterfront was slated to go...you'd think there would be some demand at this point for something to happen there.
