NoMad Gets Another Tower, 24-Story Building Coming to 846 Sixth Avenue

846 Sixth Avenue, existing low-rise

Quote:
NoMad’s boom continues to echo into ever-higher echelons, and on the southeast corner of 30th Street and Sixth Avenue, permits are up for yet another tower that will join the northern edge of the neighborhood’s burgeoning skyline.

FXFowle has filed applications for a new 24-story and 316-foot tall residential building, which will span the lots of 846-850 Sixth Avenue, at the crossroads between NoMad and Herald Square. Alchemy Properties is developing the site, and the project’s construction floor area will total 105,973 square feet, the majority of which will be divided between 52 residences.

846 Sixth Avenue will also include a small 3,100-square foot commercial space, rounding out the building’s presence on the pedestrian-heavy Sixth Avenue corridor. Given the generous square footage and relatively small number of units, condominiums would appear to be likely, as residences will average nearly 2,000 square feet apiece.

Alchemy also paired with FXFowle for 35 XV, at 35 West 15th Street, which is now complete. The “skymark” offers a contemporary and attractive addition to the Chelsea skyline, covered in shimmering panels of metal and glass, and if 846 Sixth Avenue follows in 35 XV’s footsteps, the building should prove to be an attractive addition to the streetscape.

The site is currently occupied by parking and low-slung retail, which means that demolition of existing structures should be quick and painless. Durst’s 855 Sixth Avenue is already under construction diagonally across Sixth, and surrounding blocks are a hive of construction activity. The Virgin Hotel will rise on the other side of the same block, at 1225 Broadway, and another hotel is under construction at 101 West 28th Street. To the east, major proposals are in the works for the Bancroft site, 281 Fifth Avenue, and 15 East 30th Street.

First Peek at Alchemy Properties’ 26-Story NOMA Condominium

Quote:
Here’s our first peek at Alchemy Properties’ upcoming mixed-use condominium development NOMA. Slated to rise 26 stories/316 feet from a 7,000-square-foot corner lot at 846-850 Sixth Avenue, the building will be the first ground-up condominium development in NoMad west of Fifth Avenue.

With demolition just wrapping up on a single-story strip of retail stores, excavation will soon begin for a FXFowle-designed mixed-use tower that is slated to house 52 condo apartments and 13,000 square feet of retail space on its first two floors. Zoning diagrams filed at the Department of Buildings indicate the form of the tower will be composed of variously scaled and skewed interlocking volumes. Units with eastern exposures will have balconies.

New Looks at Alchemy Properties’s 24-Story Midtown Condo

Quote:
New renderings have been unveiled for Alchemy Properties-developed, 24-story residential building located at the border of NoMad and Midtown. And with it the developer has launched the teaser site for the FXFOWLE-designed property, which has a total of 55 condo units.

Located at the corner of West 30th Street and Sixth Avenue, the building features one to three bedroom apartments with prices starting at $1.350 million. Sales on the unit won't launch until sometime in the spring however.

Alchemy Properties was also the developer behind the conversion of the top floors of the Woolworth Building into luxury apartments.

The residential building in Midtown replaced a set of single story stores. When we last reported on the development, it was listed at 846-850 Sixth Avenue, but the residential project now has a new name: The NOMA, and it's official address is 50 West 30th Street.

Alchemy Properties' The NOMA Begins its Ascent
December 6, 2016
Quote:
NoMad’s first ground-up condominium building west of Fifth Avenue is beginning to affirm its place in the cityscape. Called The NOMA’s, the forthcoming 24-story building is the latest in a sweeping transformation of the once dowdy Flower and Wholesale District into a gastro and retail hub dotted by new apartment towers and hotels. The NOMA’s neighbors will include New York’s first Virgin Hotel, and the recently finished rentals the Beatrice and EOS across Sixth Avenue.

I like it. Is this a common "trend" in New York right now? I haven't seen evidence of it on these forums. I think we need more grey and blue/grey stone and brick buildings. I don't see a lot of them. It's a nice foil to glass and a different look. These are not great pictures of it or its most attractive angle, but I like this boutique hotel that just went up in Philly.
