New Brunswick Transit Village’s Latest Expansion

A tipster sent along renderings for a project slightly removed from the core of the New York region, but nonetheless impressive; the new buildings will add to the New Brunswick Transit Village, which has been gradually evolving into a high-density and mixed-use neighborhood over the past several years. DEVCO is the developer, and the architect is unnamed.

The third phase of the Transit Village will deliver one million square feet of office space, over 500 residences, and 100,000 square feet of street-front retail. Previous work has been significantly more subdued in scope, though another 23-story tower was recently completed.

While more in-depth views of the Transit Village’s interwoven pedestrian passageways are missing, the two overview shots are promising, as is the mix of uses. Given Rutgers’ significant presence, the city has potential to expand further, as a vibrant and urban node that caters to both students and professionals while also evolving as a vertical campus.

Most developments in New Brunswick have large parking components, which detract from overall aesthetics, but are necessary given the lack of comprehensive local public transit. As its population continues to increase, the growth of the revitalized Downtown area should create a need for more car-free options, resulting in a feedback loop that could ultimately foster more density with less parking.

Yea title should be changed for neatness. I made it lower case and then realized it later past the time allowed to change it. Location is right near the train station. This project is occurring in phases.

New Brunswick Transit Village is a mixed-use, transit-oriented design for downtown New Brunswick consisting of a 24-story building and a new pedestrian walkway directly adjacent to a NJ Transit/Amtrak station. The development recaptures a pivotal but underutilized site between downtown New Brunswick and the oldest portion of the Rutgers University campus, and establishes a new and pedestrian-friendly retail, residential, and commercial destination in the area. The building itself provides street-level retail space for several tenants including the Rutgers University Bookstore; five stories or 50,000 SF of office space; and a 656-car parking garage behind the retail and commercial space serving the train station. It is topped by a 15-story, 200-unit condominium tower offering views of the Raritan River.

On the northeastern side of the building, a broad new walkway connects the train station with College Avenue and the Old Queen’s campus while simultaneously providing a gracious new public space and landing point for visitors arriving in downtown New Brunswick via train. The development creates a much-needed connection between downtown, the train station, and the historic, Old Queen’s portion of the Rutgers University campus.

KPF Designing The Hub, in New Brunswick, N.J.

And now, we have fresh renderings of the plan for The Hub, which Kohn Pedersen Fox is designing. To date, high-rise development in New Brunswick has been dominated by budget and auto-oriented design, but The Hub breaks from this phenomenon, both in terms of format and appearance.

Standard new towers in New Brunswick are typically situated atop large parking podiums, with bland facades and awkward massing. While the infill development is still a net positive for the city, a more urban-friendly approach is required if the city is to live up to its full potential.

Two approximately 300-foot tall towers rise from a podium that includes retail space, and the 1.7 million square foot project can be adapted to suit the needs of office, tech, or academic tenants. The shorter tower will be residential.

The project is being developed by the New Brunswick Development Corp., a partnership between government and the city’s largest employers (including Johnson & Johnson and Rutgers University’s flagship campus), which is the driving force behind development downtown.

Construction Set to Begin on The Hub @ New Brunswick Station in New Brunswick, N.J.

NEW BRUNSWICK, N.J. — New Brunswick Development Corp. (Devco) has begun site preparation on the Ferren Mall Parking Deck for The Hub @ New Brunswick Station in New Brunswick. Devco expects site construction of the 1.7 million-square-foot mixed-use redevelopment project to begin in April. JLL is Devco’s marketing agent for The Hub, which will be located on four acres in downtown New Brunswick directly across from the New Brunswick train station. When completed, The Hub @ New Brunswick Station will encompass multiple buildings with a flexible design to meet office or lab requirements including technology, office or research use. The development is slated to include high-rise residential units and retail at street level.

wow -- this is an awesome tod project -- of the type that america needs a lot more of!

Transit oriented is always a plus. In NJ, lots of smaller projects are rising and have been along the Raritan Line (NJ Transit) and other rail corridors (Northeast for example).

It takes time to fix the reprehensible damage caused by sprawl, but projects like this, are the right step.

New Brunswick has a lot of potential. They just need to kinda fix the crime problem, and also the traffic woes. I-287 is a parking lot. From exits 6 to 10, its just horrid Southbound. Northbound is the same thing, in the morning its not bad, but past 2pm, horrid. 14 miles of slow, crawling traffic. The feeder lanes are badly designed.

BioNJ to join NJ Innovation Hub at HELIX New Brunswick

BioNJ is joining the New Jersey Innovation Hub, Powered by Portal, as a foundational member. The move aims to strengthen collaboration across the state’s life sciences ecosystem and accelerate the path from scientific discovery to commercialization.

NJIH is slated to launch in July at the Health & Life Science Exchange in New Brunswick. The hub is part of the broader 1.6 million-square-foot HELIX NJ innovation district designed to bring together research, industry and capital in one place.

The NJIH is a key component of HELIX’s first building. Portal Innovations will manage roughly 30,000 square feet of incubation space at H-1. That facility will provide startups access to fully equipped wet and dry labs, coworking areas, private offices, specialized equipment, as well as early-stage capital.
