Fraser River North Bank (Musqueam) | Proposed

Interesting article in today's Globe & Mail. I hadn't realized how extensive the Musqueam real estate holdings were:

On the north bank of the Fraser River, a building crane symbolizes the big plans that are unfolding on Musqueam land.

The Musqueam is the only native band within Vancouver, but the scope of their real estate holdings goes well beyond city limits. The band has decided the time is right to realize the potential development of their properties and become a major real estate player....

...There is a joint plan with a developer to create a marina, at a cost of about $15-million, although it’s too early for the band to say where the marina will be located. The band’s Fraser Arms Hotel property in Marpole will undergo a $2-million renovation. The Musqueam are also looking at developing 142 hectares in Ladner for commercial use.

The band’s biggest prize is Shaughnessy Golf and Country Club, which is located on some of the most prime real estate in the city. But they have an agreement in place with the golf course tenant for the next several years, and Mr. Charters says the band has enough real estate ventures to deal with at the moment..

Thanks for posting.

The more interesting comment was the mention of a possible new Marriott Hotel at UBC.

Quote:
The band has a large asset base outside of the reserve, much of which was acquired through the reconciliation agreement they made with the province in 2007, which gave them the 59-hectare University Golf Course and an eight-hectare parcel of land adjacent to it.

They now have a 15-year plan to develop the parcel, starting with a hotel in the next year or so. The Marriott chain, which has built about 60 hotels on campuses throughout the United States, has shown interest, Mr. Charters says.

If the community consultation gives the green light, the project – worth about $200-million to the Musqueam – will follow with office buildings, rental apartments and 99-year prepaid-lease condos and townhouses that will use the same lease agreement model that the University of British Columbia currently uses.

Which 8 hectare land are they referring to... the triangle between SW Marine Drive, Shaughnessey Golf Course, & Kullahun Dr?

^ Isn't that the wrong golf course, deasine? I thought Musqueam won the golf course along University Blvd and that the 8-hectare parcel would be next to that. Perhaps I am mistaken.

They were awarded University Golf Course and have always owned the Shaughnessy Golf Course. There's now a thread in the UEL section for the proposed Marriot.

Have they always owned the Fraser Arms?

Now this is interesting. The Musqueam and Bastion are proposing a marina development in North Arm on an island connected to Vancouver but actually part of Richmond!

A largely undeveloped island in the Fraser River's North Arm could soon be home to a $13-million marina and boatyard despite concerns from city planners.

Bastion Development and the Musqueam Indian Band are proposing to build the 170-slip facility on Richmond Island, a 3.3-hectare site nearly the size of the oval, located just west of the Arthur Laing Bridge.

Although the island is physically connected to Vancouver, it's within Richmond's boundaries...

Hmm I wonder if they could build a bit of housing or business park on there too with that. Yes it's close to the airport and such and will be noisy but if you soundproof it enough it could be desirable for some aviation offices and the views may be quite interesting from that location.

BTW... renovate Fraser Arms Hotel? That thing just seems a bit small for the area that its serving, although maybe that has to do with airport height restrictions? =O

I wonder who owns the parking lot to the west of Vancouver Transit Centre... isn't there a need to expand that place again? =O (unless Hamilton Transit Centre manages to relieve most of the pressure)

Well, there goes the site for YVR's second bridge to Richmond
(I think it was around there, right (north end of Templeton St.?)

I thought the RAV line replaced all plans for a 2nd bridge as far as YVR was concerned. YVR is even planning to purchase land along Canada Line outside of Sea Island for employee parking, so employees will not use the road bridges.

Looks like the proposed marine is going ahead, at the foot of Bentley Street on the North Arm:

That for the HQ Living Condos, but the Musqueam have been picketing it the building site, as a burial site was uncovered.

Nice of them to refer to the Metro Theatre as a "rundown old building"

Before opening this thread I was already worried. Strip mall? Casino? Power center? Coal-fired power plant? Phew, marina.

Oh shit, "142 hectares in Ladner for commercial use"
