Claridge Plaza III & IV | ? m | 28 fl | Completed

I think it's time this project had it's own thread. We don't have an official development application yet (that I'm aware of, anyway), but Claridge has activated their website for this new project, including unit floorplans:

At first, I didn't get how the floorplans didn't match the rendering but now I get it: the rendering is viewed from Cumberland street not Rideau, so these twins are oriented the other way. I also have a strong suspicion that there will be a Phase 5 and 6 because the layout allows for buildings to be stuck right against the east face – check the "Fulton" unit, no windows facing east and a very thick wall.

440 sqft for the smallest unit. Hmm, that's the size of an average garage in Manotick.

I think I mentioned this a while back in the other Claridge Plaza thread. Hoorah for vindication

Has anyone else noticed looking at the floor plans the way Cumberland street occasionally jumps behind the building depending on the unit you're viewing. Obviously just a mistake, but somehow one I find rather amuzing.

Ottawa has too many grey and beige buildings... if you stand on the lookout over the canal beside the NCC you get a panorama of boring colours

Doh!

We know by now guys Claridge. Atleast its not the disaster Lebreton is... sad isnt it, lower town and Lebreton will be forever fugly for this era of Claridge Ottawa dominance. Please Domatar, Phoenix, lol who else do we have.. moe the toronto/vancity builders in please.

Also its funny Claridge is Ottawa dominant and doesn't work outside the area, maybe their admitting something... their lack of true quality or creativity or anything else other than cash grab really? ok rant over.

P.S

almost done. Atleast their more density, pushing 30 floors, and adding to the centralization effort.

and I hear starting is $170K which is pushing $400 a sq ft!

Chances are good they'll try to amend this lack of colour with a generous helping of turquoise panels in a future rendering.

So these two building will both front onto Cumberland and face CP 2? That doesn't seem very attractive. I guess Dworkin Furs isn't going anywhere so that limits the eastern expansion so that CP 3 and 4 cannot face Rideau St. Interesting and very highly priced as well. That 440 sq ft unit is a joke!

It would be interesting to know the interest there might be for these new buildings! I think it would be far greater if the designs were similar to 160 George St....that is a beaute!

This is freakin' garbage. I'm sure you all know that I'm not too fond of CP1 and CP2, but I tolerate them because they bring density and people to the core. But to build two more almost identical towers right next door, that is ridiculous and lazy! To me this is unacceptable and Claridge should be forced to alter the designs if only a little bit more. We don't have that much height in Ottawa and to have 4 identical towers of this calibre is just embarrassing. It is only acceptable in situations such as this awesomeness:

Claridge Private Invite Wed Nov 11

Well, I went to the pre-sale invitation for Claridge Plaza III. Here's basically the scoop. I have the pricelists and the floorplans, however, I don't know how to post those pics up if I scanned them. Any help?

I basically went to see what the comparable 2 bd + den's were from my condo in CPII. There is a very similar floorplan to mine called the Yankee that really only differs by 20 more square feet. The price of that unit on the same floor as mine was priced at $365,000. Add a parking spot for $30,000 more, so the total price is $395,000. Let's not forget that this was the first pre-launch party price and it will only be completed in 4 years, likely to be going up from that. So, I wonder what the price will be in 4 years from now, when the building is completed.

Ohhh, and not to mention that at 5:15pm they stopped all the potential shoppers and announced that they got a call from head office and all prices were being raised $10,000 at 5:30pm.

So that means that $365,000 + $10,000 + $30,000 = $405,000. In my view this price is quite high and much more than what I paid for mine in CPII. Let's say Mercedes Benz C350 or a comparable BMW 335i coupe would nicely fit into the difference in price.

IMO the price is too high for my liking, despite what developer was building (Domicile, Minto, Charlesfort etc ...), but they were selling like it was a firesale. People were scrambling to purchase, I really didn't get it. I can't really say that I was in any position to purchase a second one, but looking at this situation with the glass half full these prices will have a positive effect on my condo price in CPII. I thought my purchase was quite expensive, but in retrospect I guess I got a really good deal.

I will try to post up the pricelist and pictures as soon as someone show's me how.

Here is the pricelist as of November 11, 2009. I will just post what is on the package I received.

Notes

- When I was there they raised the prices on all of the condo's $10,000 at 5:30pm. So you will have to add that to the final price.

- Parking available for $30,000/spot

- Parking Not Available for all Studios

- Parking not available for selected 1B and 1B+Den units from the 10th floor and below, see agent for details

- As it stands now it seems that the prices increase by $1,000 per floor level from the 2nd floor to the 22nd floor, unless they have the terrace balcony option - which is more.

man, that is some high $ per-square-footage coming from Claridge (Astor at 740sqft / $311k comes out at $420/sqft)

Sorry guys, but I'm not following the math. $420/sqft is high for new construction, in the Market, with a delivery date of mid-2013?

Resale prices in Claridge Plaza I are currently (ie. past 2 months) ringing in at $410 to $445 per square foot. Is the assumption that condo prices won't be going up in the next three and a half years?

Nearly new 1-bed units with parking in the downtown core are already reaching $300,000 in the resale market; judging from the number of cheque books wagging about at Wednesday's launch, condo prices aren't coming down anytime soon.
